Experience: Three years preferred in a maintenance role supporting Condo Associations of no less than 40 units.
Other Requirements: Candidate should be self-motivated, disciplined and work independently while delivering positive results.
Job Description:
- Organizing and oversight of communal property: daily tasks would include cleaning and restocking of clubhouse and bathrooms, rearranging patio chairs / tables, check of exterior water systems for leaks, walk-through and straightening up of all communal assets, sweeping of cabana patios as needed, daily check of revetment steps for issues, sand raking around cabanas as needed, moving trash bins for pickup, repairing & reattaching fence pickets as needed, check marina for issues, setup and tear down clubhouse for board meetings, check revetment for debris every two weeks, monthly power wash of revetment steps (including underwater steps), prepare clubhouse for special events noted in calendar. (Daily, weekly monthly, quarterly punch-list of tasks will be provided upon hire).
- Community patrol: driving all roads to check for issues and outside contractor compliance with rules, driving all roads to check for issues and outside contractor compliance with rules, trash pickup of any items along road during drive-throughs
- Clubhouse / cabana maintenance: maintain exterior trim, doors, sliding door and locks, light electrical / kitchen & bathroom Jixture troubleshooting & upkeep, patios & walkways, hose spigots / cabana shower heads, ongoing multi-year exterior painting (rolling cycle), biannual "rust-abatement” touch-up painting cycle.
- Landscaping - club currently has daily “mow and blow” service for existing landscaping. New hire would coordinate with landscape company or committee chairs to perform oversight or help as required, help with new plantings as needed, ensure compliance of road easements. Additional plantings / re-plantings on revetment occasionally occurs.
- Fence perimeter: Supervisor is responsible for fence rebuilding in clubhouse area and community fences fronting exterior roads (Midnight Pass and Point of Rocks), as well as ongoing minor fence maintenance (i.e. re-nailing fallen boards, etc). Major repairs will be coordinated with the road / waterways chair.
- Major project oversight: From time to time the Club will undertake larger capital projects utilizing outside contractors. The Supervisor would co-ordinate these various projects with the appropriate committee chairs, providing access for outside bids, and onsite assistance and oversight as needed.
- Storm preparation and clean up: Prepare community assets for storm’s arrival, initiate immediate cleanup after major storms in coordination with landscaper company, including cleanup of sand intrusion on clubhouse/cabana patios, removal of storm debris, scheduling and overseeing of casual labor (if needed) for cleanups. Work with committee chairs to coordinate bidding / execution of outside rebuilding projects.
