In our continued mission to deliver the best value, experience and opportunity for our communities, stakeholders and partners using customer insights and experience, we are seeking a Construction Manager who will be responsible for managing construction activities for small to mid-scale projects, providing technical expertise in all related areas. This position will report directly to the AVP, Construction & Development with geographic flexibility to work remotely offered by Tanger’s hub-and-spoke approach to a modern Teams-driven workplace.

About the Role:

As Construction Manager, you manage the overall direction of projects from pre-construction through closeout. You estimate projects, prepare budgets, review contractual and specification documents, and advise on constructability issues. You set quality standards and manage team collaboration to meet or exceed the project’s objectives.

We look to you as a highly organized and detail-oriented project manager with strong expertise in construction methods, materials, scheduling, and budgeting. You have excellent communication and interpersonal skills, with the ability to analyze construction documents, manage design changes, and collaborate with stakeholders to meet project deliverables. A strong financial acumen is required to manage budgets and assess financial impacts. You work well independently but have the ability to collaborate with various teams to achieve project success.

How can you contribute to what we do?

• Bid Solicitation:  Coordinate scope-of-work, solicit and review bids, and ensure bid alignment with project requirements.
• Bid Estimates:  Collaborate with AVP, Construction on in-house estimates and national General Contractors for unit pricing.
• Proposal Support:  Participate in all proposals, price estimates, specifications, and schedules.
• Schedule Coordination:  Prepare and manage construction schedules for assigned projects.
• General Contractor Liaison:  Oversee subcontractor work, schedule, quality control, and budget for small to mid-scale projects.
• Regulatory Approvals:  Work with AVP, Construction to monitor and secure necessary approvals for project phases.
• Drawing and RFI Review:  Collaborate with teams to review construction drawings, revisions, and RFIs.
• Team Communication:  Provide regular updates to Leasing, Real Estate, Operations and Accounting departments regarding project status.
• Budget and Reporting:  Monitor budgets, review payments, ensure timely draws, and provide regular project updates.
• Site Visits:  Visit construction site regularly to observe progress and ensure quality is achieved and critical dates are met.

About You: 

• You possess a bachelor’s degree in Construction Management, Architecture, Engineering, or related field.
• You have at least 5 years of experience managing construction projects from start to finish.
• You demonstrate strong organizational skills and can analyze design changes and scope revisions based on field conditions.
• You have in-depth knowledge of construction methods, materials, scheduling, and budgeting.
• You possess strong communication skills and a solid understanding of budget limitations and cost controls.
• You can work cross-functionally with stakeholders and lead teams to meet project goals.
• You can assess the financial implications of decisions and collaborate with senior management on impacts.
• You are able to travel via commercial airlines and maintain a valid driver's license to operate your own vehicle or rental car in a safe manner.  This position requires up to 40% travel.

Hiring Range Disclaimer

The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees.

Hiring Range: $75,000- $115,000 per year
