Job Summary
Responsible for the quality of 34 residential buildings with nearly 900 units, with the goal of providing a functional, safe, and dignified living environment for residents. Oversee the maintenance operations of the properties in their respective region as well as serving as the point person for all maintenance personnel. Keep up with the required financial controls and regulatory requirements. Assist in planning and managing capital projects while being highly communicative across the organization.
Responsibilities
· Oversee maintenance operations.
· Maintain building interior and exterior to Caritas standards.
· Review building systems for proper operations.
· Ensure all site logs are being kept and are correct.
· Ensure apartment upkeep and timely unit turnovers are up to Caritas standards.
· Ensure Customer Service and Work Orders are completed in a timely fashion.
· Complete annual maintenance audits.
· Provide oversight of contractors, vendors, and recommendations.
· Ensure seasonal maintenance and snow removal is completed in a safe and timely fashion.
· Act as leader for maintenance staff and team schedules.
· Participate in hire and discipline recommendations with direct managers.
· Assess, propose, develop and provide training for maintenance personnel consistent with best practices, policies, procedures and safety standards.
· Lead team of technicians in the field, providing guidance and supervision.
· Ensure employee and site safety.
· Respond to and coordinate efforts in emergency situations on site, such as fires and floods, during and after normal business hours, as needed.
· Manage financial controls.
· Work with property manager to adhere to budgets.
· Partner with manager to forecast budgets and financial reviews.
· Adhere to regulatory requirements and regularly inspect properties.
· Ensure compliance of all properties with federal, state and local, including NSPIRE. Administer pre-inspection of properties prior to NSPIRE, ensuring above average inspection results.
Assist on Capital Projects as needed by the Real Estate Assets team.
Skills and Requirements
· At least 3 years of supervisory experience as a maintenance supervisor or construction-related field as a manager of people and projects.
· Strong technical knowledge of all building systems (electrical, heating, etc.).
· Knowledge of health & safety practices and regulations.
· Understanding of budgeting and performance management.
· Excellent planning and leadership abilities.
· Detail-oriented diligence.
· Computer literate with capability in email, MS Office, and related communication tools.
· Yardi experience or ability to learn.
· Excellent communication and interpersonal skills.
· Works well under pressure and meets deadlines.
· Multi-lingual skills preferred, but not necessary.
Job Type: Full-time
Pay: $66,000.00 - $76,000.00 per year
