- To maintain the physical functions and Maintenance of the campus facilities; oversee the operations of the Building Maintenance team.

- Supervises: Building Maintenance staff, Hourly and Student Maintenance workers
- Reports to: Director of Facility Services
- Principal Working Relationship: Director of Facility, Assistant Coordinator of Grounds Services, Assistant Coordinator of Custodial Services, Faculty, Students and Staff
Primary Responsibilities:
- Supervision and leadership of Building Maintenance team.
- Provide training to staff by demonstrating proper use of equipment and materials and the performance of specific tasks to meet quality standards.
- Evaluate and provide frequent feedback to Building Maintenance team including but not limited to; yearly and probationary evaluations.
- Be readily available outside of regular work hours to respond to urgent issues within a facility
- Assignment of schedule and work zones for Building Maintenance team.
- Ensure Building Maintenance workers maintain active applicable licensures and trainings.
- Service and maintain all HVAC, boiler systems, plumbing systems, and the electrical systems.
- Service and maintain all equipment necessary to Building Maintenance.
- Paint as needed.
- Moving and repair of furniture and equipment.
- Coordinates the inventory for departmental resources
- Inventory of parts. Including but not limited to; air filters.
- Other duties as assigned.
Assists With:
- Contractor relationships and coordination.
- Security when necessary.
- Movement of furniture and equipment.
- Set up of equipment for special functions.
- Snow removal.
- Application of "ice melt" at entry areas and sidewalks.
- Departmental assessment and establishment of key performance indicators based on the strategic plan.
Risk Management and Loss Prevention Activities:
- Actively participate in and carry out activities in support of the college Risk Management Program in a capacity appropriate to this position.
- Monitor conditions, events, and circumstances present in the college operation to avoid potential torts or injuries to students, staff, or the general public, and then communicate observations to the appropriate supervisor and/or Risk Management Committee.
- Maintain a working knowledge of the college’s emergency procedures and how to operate emergency phone systems; including internal/external call boxes.
- Carry an operational radio/walkie-talkie at all times.
Minimum Necessary Education, Skills, and Experience:
- High School diploma or GED required. Associate Degree or 60 hours of college credit or related specialized training preferred.
- Supervisory and work-related experience required.
- 3 years work experience in Maintenance required.
- Valid driver’s license required.
- Ability to respond quickly to campus needs and must be available to work a variety of hours including early mornings, evenings and weekends when necessary.
- Certify and maintain certification as the College’s Asbestos Abatement Competence representative.
- Forklift operator’s license is required within the first year of employment.
- Must be experienced in the use of power hand tools as well as all tools used regularly in a building maintenance department.
- Working knowledge of the basic code requirements relating to building maintenance.
- Ability to consistently use independent judgement to address electrical, mechanical and plumbing systems/requirements.
- Working knowledge of computer systems and software.
- The ability to communicate successfully with clients of all ages, socio-economic status, sex, or race.
- Spanish or French proficiency preferred
Physical Requirements to Perform Job Functions:
- Able to perform arduous work in all environmental conditions.
- Capable of lifting 50 lbs. or less and the ability to follow the appropriate safe lifting procedure.
- Able to work at height as needed.
