What are the responsibilities and job description for the Leasing Coordinator position at Carpionato Group?
SUMMARY: Under the direction of the Property Manager, the Leasing Professional oversees the leasing department’s tasks, such as managing the waitlist, showing available apartments, application processing, and resident services and retention. This individual will be responsible for customer service and administrative tasks such as answering phone calls and being the first point of contact for the on-site management office.
ESSENTIAL DUTIES AND FUNCTIONS:
1. Develops marketing strategies to attract potential renters to fill vacant units through social media, rental networks, advertising campaigns, on-line listings, virtual tours, rental signs, flyers, and sponsoring open houses.
2. Schedules appointments to interview prospective renters, inspecting references including credit, criminal background, and employment records.
3. Portrays vacant units to prospective renters reviewing the site’s policies and rules, amenities, facilities usage, parking, etc.
4. Prepares, processes, and explains lease documents to new renters utilizing property standards and regulations, and applicable laws, including Rhode Island Landlord and tenant laws. Maintains, manages, and creates leasing files from initial rental through the duration of the residency.
5. Prepares for senior managers, occupancy reports, rent diligences, work order summaries, etc.
6. Processes security deposits, rent checks, and maintains rental ledgers.
7. Maintains and updates property wait lists.
8. Completes administrative paperwork as requested including work orders.
9. Keeps resident informed of upcoming property issues such as snow removal, weather advisories, unit repairs, etc.
10. Performs other duties as assigned.
PHYSICAL DEMANDS:
The incumbent works in an office environment and uses a computer, telephone, and other office equipment as needed to perform duties. The noise level in the work environment is typical of that of an office. The job is sedentary and requires repetitive hand motion and the ability to reach, bend and/or lift twenty pounds.
QUALIFICATIONS:
High school education or equivalent, some college desired.
- Familiarity with Fair Housing Laws
- Knowledge of standard office equipment and basic office management.
- Proficient in Microsoft Word; Excel.
- Attention to detail, flexible, exceptional organizational and verbal and written communication skills.
- Capable of completing tasks with minimum supervision.
- The Yardi Management Software experience would be a plus.
- Minimum of three years’ leasing experience in a multi-unit complex.
