Land Development Project Manager
Position Overview :
Supporting a dynamic and growing real estate investment and development
firm, is seeking a highly organized and experienced Land Development Project
Manager to oversee all aspects of land development projects. The ideal candidate will
manage projects from concept through completion, ensuring timelines, budgets, and
quality standards are met while coordinating with internal teams, consultants,
contractors, and government entities.
Key Responsibilities :
1. Project Planning and Management :
o Develop comprehensive project plans, schedules, and budgets for land
development projects, including site preparation, infrastructure, and
utilities.
o Monitor project progress to ensure milestones and deadlines are
achieved.
2. Entitlements and Permitting :
o Manage land use entitlements, zoning, and permitting processes.
o Work with local municipalities and regulatory agencies to ensure
compliance with applicable laws and regulations.
3. Team Coordination and Leadership :
o Collaborate with architects, engineers, contractors, and internal teams to
align project goals and expectations.
o Conduct regular project meetings to provide updates, address issues, and
maintain alignment.
4. Budget Management :
o Prepare, track, and manage project budgets, including cost estimates,
expenditures, and financial reporting.
o Identify and mitigate financial risks to ensure profitability.
5. Quality Control :
o Oversee site inspections and ensure all development activities meet
quality standards, contractual requirements, and safety regulations.
o Address and resolve issues related to construction, materials, or
performance.
6. Risk Management :
o Proactively identify potential risks or delays and implement strategies to
mitigate impacts.
o Ensure all stakeholders are informed of risks and contingency plans.
7. Vendor and Contractor Management :
o Negotiate contracts, manage vendor relationships, and oversee
performance.
o Approve invoices, change orders, and ensure timely delivery of services
and materials.
Qualifications :
Education : Bachelor’s degree in Civil Engineering, Urban Planning, Construction
Management, or a related field.
Experience : Minimum of 5 years of experience in land development, real estate
development, or construction project management.
Knowledge : In-depth understanding of land development processes, including
entitlements, zoning, site preparation, and infrastructure installation.
Skills :
o Strong project management and organizational skills.
o Excellent communication, negotiation, and leadership abilities.
o Proficiency in project management software, CAD, and MS Office Suite.
Preferred Qualifications :
Experience in the Carolinas market.
Familiarity with environmental and sustainability standards.
Professional certifications such as PMP or PE are a plus.
