OVERALL PURPOSE OF POSITION
Provides support to engineering staff. Performs non-technical general building maintenance, custodial duties, and minor repairs.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Perform general building maintenance under close supervision
- Respond to customer service calls and take corrective action when capable. If unable to handle, direct calls to Assistant Chief Engineer or Chief Engineer
- Perform minor HVAC repair and maintenance under close supervision
- Perform custodial duties, grounds, maintenance, and minor repair work
- Perform general labor work as assigned by the engineer, including loading, unloading, and moving materials, and running errands for projects
- Perform painting and drywall patching as assigned
- Replace light bulbs/lamps and clean fixtures
- Move furniture, modular system break down and set up
- Assist in emergency situations as they arise
- Monitor and/or record the operational performance of facility systems such as temperatures, pressures, water flow, airflow, chemical readings, and amperages, etc.
- Police landscaping, common area, and parking facilities
- Perform snow removal/leaf sweeping as needed
- Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habit
ESSENTIAL KNOWLEDGE & SKILLS
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals
- Ability to compute rate, ratio, and percentage, and to draw and interpret bar graphs
- Interpersonal skills
- Technical skills in the areas of basic electrical, plumbing (repair pipes, etc), and HVAC
- Ability to properly and effectively use power and hand tools
- Ability to troubleshoot property-related problems
- Willingness to be on-call
- Ability to meet work standards and prioritize varying work schedules as necessary
- Ability to read hazard material labels and instructions
- Ability to recognize the needs and be sensitive to the feelings and concerns of customers and employees
- Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety, and security practices, and meet deadlines
EDUCATION & EXPERIENCE
- High School Diploma or GED equivalent or one to three months related maintenance experience and/or training; or equivalent combination of education and experience.
- Proven record of providing excellent internal and external customer service
- Excellent interpersonal skills
- Ability to communicate effectively
- May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on-call duties
