SUMMARY OF POSITION: Director Facilities serves under the supervision of the Superintendent and is ultimately responsible for leadership of the Maintenance Department, including but not limited to: construction projects; customer and staff service; the physical state of the District; management and supervision of maintenance, custodial, and grounds staff; oversight of the work of employees; increasing efficiencies; staying within budget; and student/staff safety.
WORK YEAR: 52 weeks/year.
TERMS OF EMPLOYMENT: Full-time, Hourly; Non-union
COMPENSATION: Salary will commensurate with experience. Competitive benefit package offered.
REQUIRED QUALIFICATIONS:
- Work experience in custodial and/or maintenance work, or in related trades.
- Strong knowledge of building systems, maintenance practices, and safety regulations.
- An understanding of the specific purposes of school facilities maintenance and operation, and of the basic purposes of education in general.
- The ability to organize effectively and to plan wisely.
- The ability to effectively communicate, both orally and in writing.
- Proficient computer skills and the ability to use computer-based programs.
- Strong problem-solving and decision-making skills.
- Strong leadership skills and work ethic.
- Ability to promote harmonious relationships with staff and administrators.
- Knowledgeable of, or experienced in, skilled trades related to facility operations.
- High moral character and confidentiality is a must.

- Working knowledge of Boilers and HVAC.
- Possess and maintain a valid Michigan driver’s license and to be able to operate school vehicles.
PREFFERED QUALIFICATIONS:
- Experience in building projects (new buildings and/or renovations)
- Management-level experience in a school environment or public organization overseeing facilities, grounds, custodial, and maintenance personnel
- Experience in the development, implementation, or supervision of mechanical and electrical systems, utility systems, and grounds.
- Experience in creating RFPs and project bids, and managing construction projects, including budget management.
- Post-secondary education in related fields: e.g. engineering, construction management, etc.
- Bachelor’s degree in facilities management, construction management, engineering, or a related field.
RESPONSIBILITIES:
- Assign job duties and work schedules for all custodial, maintenance and grounds personnel
- Supervise and evaluate the performance of custodial, grounds, and maintenance staff, while providing ongoing feedback/guidance as needed.
- Responsible for the selection, hiring, assignment, transfer, and dismissal of custodial, maintenance, and grounds personnel.
- Develop and provide orientation and initial training of new employees.
- Provide ongoing training for all current custodial, maintenance and grounds personnel.
- Develop/maintain effective and efficient systems, including on-line computerized systems, for all energy management, custodial and maintenance services, preventative maintenance services and work orders
- Complete the detailed inventory for the purpose of MSDS.
- Responsible for a technical library consisting of plans, specifications, shop drawings, manufacturer’s literature, etc., on all buildings and equipment therein.
- Complete the development of maintenance standards and guides for each building.
- Responsible for the safety program for custodial and maintenance employees, including safe and proper use of equipment, vehicles and materials, identification and prevention of hazards, air quality controls and prevention of accidents and injuries.
- Select, recommend for purchase, and evaluate products relating to operation and maintenance supplies, equipment, and tools.
- Responsible for appropriate bidding and purchase of facility services, supplies, equipment, and tools.
- Supervise, inspect, and evaluate the contracted work, and certify satisfactory completion for payment.
- Responsible for inventory and distribution systems for supplies, equipment, and tools
- Assists in the planning for new buildings, additions and remodeling and renovation
- Develops schedules for periodic inspection, preventive maintenances and service of buildings and equipment.
- Develops long-term plans for the improvement of buildings and grounds
- Works with Finance Director on annual facilities budget
- Oversees facilities budget and associated work costs
- Work with other administrators so that proper custodial and maintenance services are provided for all activities through on-line work order system.
- Act as a district representative and serve as a liaison between the architect and construction manager on all maintenance, sinking fund, and bond-related projects.
- Manage and oversee construction projects as entered into by the District.
- Ability to work varied hours and varied schedules depending on the weather and school activities in the buildings, etc.
- Performs other duties as assigned.
PHYSICAL REQUIREMENTS:
- Work in an office environment sitting at a desk, walking, and moving
- Work in a construction/maintenance environment, including lifting and physical exertion
- Driving may be required both in and outside the district
- The ability to work varied hours and varied schedules depending on the weather and school activities inthe buildings, etc.
