Investment Analyst

POSITION SUMMARY

Carter-Haston, a leading multifamily investor and operator with a 40-year track record of investing in the Southeast, Midwest and Texas, is seeking to hire an Investment Analyst. Carter-Haston has a portfolio of over 16,500 units and is currently deploying its fifth discretionary fund, with $400 million in committed capital.

The Analyst role will utilize their core financial and analytical skills to assist in screening multifamily investment opportunities and generate underwriting models for prospective investment opportunities. The position will support and report to the Director of Investments.

In order to maintain the collaborative culture of the Firm’s investment team, this position requires full time attendance in the Nashville office.

Underwriting:

• Perform critical and in-depth underwriting focused on analyzing historical operations, creating key assumptions for projections, establishing valuation, and constructing sensitivity tables for scenario analysis
• Gather and evaluate economic, demographic and real estate market data and summarize information to support underwriting assumptions
• Analyze and evaluate rent rolls and operating statements of properties
• Leverage fully integrated team to collaborate on underwriting assumptions for operating expenses, capital improvements and financing
• Create detailed market survey reports focused on the effective rents and amenities at comparable properties

Investment Committee Materials:

• Create frequent Investment Committee materials including executive summaries for potential acquisitions to note investment highlights, market information, demographics, ownership strategy, projected debt and operating results

Due Diligence:

• Monitor information for the due diligence process for potential acquisitions
• Coordinate with third-party consultants
• Post-closing, participates as part of a member of transition team to transfer asset level responsibilities to the Asset Management team

Monitor of Markets for Trends:

• Create a weekly investment screening report which outlines key metrics for investment opportunities in the pipeline
• Maintain database of sale transactions

Qualifications

• Bachelor’s degree in real estate, finance, accounting, or related discipline or an equivalent combination of education and experience
• Strong analytical skills and detail-oriented
• Ability to work in a fast paced, dynamic environment and handle multiple projects at a time
• A self-starter, but with the ability to work effectively as part of a team
• Confident and self-aware with excellent interpersonal and communication skills, both written and verbal
• Advanced user in Excel
• Proficient in PowerPoint
• Proficiency in Power BI is a plus
