Full-Time Facilities Maintenance Technician in Menard County, IL

The Facilities Maintenance Technician is responsible for the general maintenance work of the properties, under the supervision of the Affordable Housing Manager.

Duties and Responsibilities:

Independently performs a wide range of building and equipment repairs and maintenance functions, including but not limited to:

  • Repairing and replacing plumbing fixtures and pipes such as toilets, sinks, drains, valves, and controls.
  • Unclogging clogged fixtures and pipes.
  • Digging ditches and holes to uncover leaks.
  • Repairing leaks to pipes and valves.
  • Troubleshooting and repairing electrical and gas ranges.
  • Troubleshooting and repairing electrical systems and components including outlets, switches, lighting fixtures, etc.
  • Troubleshooting and repairing HVAC systems and components including air conditioners, boilers, furnaces, fans, blowers, thermostats, controls, etc.
  • Repairing and replacing windows, window frames, doors, door frames, locks, floors, etc.
  • Performing vacancy preparation work.
  • Operating and maintaining in good repair a variety of powered equipment and other items used by the maintenance staff.
  • Maintaining in good repair all assigned tools and equipment.
  • Using a wide range of hand tools and equipment.
  • Requisitioning materials, supplies, and equipment.
  • Inspecting apartments for maintenance work to be done.
  • Planning and carrying out preventative maintenance and regular repair programs.
  • Performing a number of groundskeeping tasks including trash removal, trimming, planting, mowing, and snow removal.
  • Conducting annual dwelling and system inspections.
  • Performing routine cleaning of the buildings and grounds.
  • Providing after-hours and weekend emergency coverage.
  • Attending workshops, seminars, and training sessions.

Desired Knowledge, Skills, and Abilities:

  • Knowledge of standard practices, methods, materials, tools, and equipment used in building and grounds maintenance and in the plumbing, carpentry, and electrical trades.
  • Knowledge of occupational hazards and safety precautions.
  • Ability to use tools and equipment necessary to perform maintenance and repair tasks, inspect buildings and grounds, determine needed repairs, and understand and follow written and oral instructions.
  • Ability to understand and work from sketches, blueprints, and diagrams, as well as maintain records and prepare routine reports.
