The Community Maintenance and Compliance Inspector is primarily responsible for completing key field and operational tasks to enable the community to function at its highest capacity. The primary goal is to meet the needs of the association and developer by identifying common area maintenance issues, inspecting lots under development to ensure compliance with the community construction guidelines, state, and county rules; performing final inspections once new homes are completed to ensure they are in compliance with their approved plans.

The primary goal is to meet the needs of the association and developer by identifying common area maintenance issues, inspecting lots under development to ensure compliance with the community construction guidelines, state, and county rules; performing final inspections once new homes are completed to ensure they are in compliance with their approved plans.
Responsibilities
- On-time completion of assigned compliance, maintenance, and construction inspections daily/weekly to include common areas, ponds, deed restriction violations for occupied homes, and home sites under construction to ensure they are compliant with the community’s construction guidelines, county and state requirements, and are constructed by the approved design plans.
- Communicate information with cross-functional team members; ability to use technology to take appropriate photos and complete documentation of inspections and provide updates while in the field.
- Respond in a timely manner to maintenance requests from the POA management team; general light maintenance duties like monitoring trash/dog stations, removing signs, replacing mail kiosk light bulbs, etc.
- Coordinate with vendors for common area repairs and projects
- Support the development team in monitoring project progress and performance
- Assist with set-up and breakdown of POA events
- High school diploma required
- Must be able to provide exceptional customer service and be resourceful in problem-solving while tactfully dealing with a diverse group of people
- Self-motivated, dependable, organized, and efficient with excellent problem-solving skills
- Computer skills that include a strong working knowledge of MS Office programs such as Outlook, Word and Excel
- Must have a valid driver’s license in the state of employment and a personal, reliable vehicle with current liability insurance – standard mileage reimbursement provided
- Must pass a pre-employment drug screen and background check
- Previous experience in maintenance or construction is preferred.
- Experience working in a residential or POA environment is a plus.
The physical requirements can vary, but generally, they may include:
- Mobility: Ability to walk the grounds long distances in various weather conditions.
- Lifting and Carrying: Occasionally lifting and carrying supplies or equipment up to 25 pounds.
- Extended Sitting or Standing: Capability to sit or stand for extended periods during meetings or events.
- Manual Dexterity: Skills in using technology, including computers and mobile devices.
- Driving: Ability to operate vehicle to perform certain job functions. (Please note: We will request and review an MVR at the time of hire and on a periodic basis thereafter to ensure that employees maintain a satisfactory driving status.)
