Position Summary

As a lender service provider, Momentus Direct Capital sources, markets, processes, underwrites, closes and services SBA 504 1st mortgages and other commercial real estate secured loans on behalf of a variety of funding sources nationwide. The primary function of the Closing Analyst is to coordinate and communicate with third-parties such as brokers, referring / selling lenders, CDC’s, legal counsel, and title professionals. Closer will collect all required financials and application documents, closing documentation, and coordinate the closing of first trust deed commercial real estate loans in accordance with CDC policies and procedures. Prepare loan documentation, manage the closing process with escrow to complete loan closing within 30-60 days from application. This position is expected to close at least 3-5 loans each month.  

Essential Responsibilities

1. File Management:

o   Closing Inventory review of the file to determine items needed in order to close the file and prepare an initial Closing Checklist

o   Closing folders and save all file documents to the respective sub-folders in the format approved by VP of Closing & Operations

2. Communication:

o   Weekly follow-ups via email or conference calls with referring / selling lender / borrowers to review pending checklist items and set expectations around timing for approval / closing

o   Present weekly updates during team pipeline call to ensure all origination staff are aware of the status of each file

o   Keep Ventures database updated as loan progresses through closing via notes and loan log

o   Coordinate with interim lender, CDC, borrower, closing attorneys, and title & escrow to ensure correct lien position on all collateral and all closing requirements are met

3. Documentation:

o   Collect and review all required closing documentation entity formation documents ensuring we capture the correct signers & guarantors, as well as sub-tenants for Subordination

o   Review and approve title commitments, insurance certificates including but not limited to hazard, liability, flood, and life insurance along with other loan requirements. Engage outside counsel as needed.

o   Verify and sign off that all loan conditions have been satisfied

o   Submit file for internal & legal review, complete any required revisions or collect additional items needed for closing

o   Create and review all loan documentation, including lenders instructions

o   Request and review a draft settlement statement to ensure borrower injection is met and all respective fees are represented accurately

4. Funding:

o   Manage closing process with borrower / referring / selling lender / and other professional contacts to ensure closing deadlines are met

o   Coordination of signing appointment and closing logistics of signing vs. funding date

o   Coordinate with management and legal counsel to obtain funding approval

o   Coordinate funding wire requests to wire desks, once submitted communicating to all parties that the wires are in process

o   Upload loan file and documents to repository post-funding and prepare funded notification to servicing, accounting, and payments to board the loan

o   Post-closing follow-ups for original recordables, final title policies, and any post-closing documents. Once, all items are received, finalize the collateral file for shipment to the respective document custodian   

▪       Associate degree or 4 years of equivalent work experience in a commercial real estate loan closing position

▪       2 years of experience in a commercial real estate loan closing position

▪       Technical expertise in documentation, collateral perfection and using data base systems

▪       Attention to detail and maintain a clean and organized file

▪       Ability to prioritize and manage multiple tasks, projects and deadlines simultaneously

▪       Advanced knowledge of escrow, title, and lender due diligence/verification processes

▪       Laserpro and SBA 504 1st Trust Deed Lending experience preferred

▪       Ability to sit at a computer for long periods of time

▪       Demonstrated capacity for independent judgment and sound decision-making in a diverse and complex organizational environment

▪       Strong written and verbal communication skills

▪       Proficient in Microsoft programs (e.g., Word, Excel, PowerPoint) and Google Suite (e.g., Google Docs, Sheets) is required

▪       Occasional travel to our San Diego office required

The salary range for this position is $57,401- $71,752 and is eligible for an annual incentive. This role is remote.
