Job Summary :
The right candidate will oversee and manage the preconstruction phase for multiple multi-family development projects, ensuring projects are delivered on time, within budget, and meet quality standards. They will also be a key player in driving project success from the conceptual phase through to the start of construction. This role will involve leadership, strategic planning, budgeting, scheduling, and collaboration with various stakeholders, including architects, engineers and subcontractors.
Key Responsibilities :
- Lead and manage all preconstruction activities for multi-family development projects, ensuring alignment with project goals and client expectations.
- Oversee project estimating, including conceptual, schematic, and detailed cost estimates, and ensure budgets are accurate.
- Develop and manage project schedules, ensuring timelines are realistic and deadlines are met.
- Provide input on project design and scope, working closely with architects, engineers, and clients to ensure optimal constructability and cost efficiency.
- Conduct risk analysis and identify potential challenges or issues that may arise during construction, recommending solutions to nullify risks.
- Evaluate plan revisions, field changes, and proposed change orders and report the impact to the Project manager.
- Provide estimates as necessary for the Project Manager to buy-out and negotiate all subcontracts and purchase orders.
- Develop and maintain relationships with key stakeholders, including clients, subcontractors, and vendors, to enable project success.
- Mentor and guide preconstruction team members, providing support, training, and development opportunities.
Qualifications :
Compensation : $185,000 plus bonus
