Our client, a prominent real estate developer specializing in high-rise projects, is seeking an experienced and highly motivated Project Manager/Owners Representative to oversee and manage construction and development activities for large-scale high-rise projects in Miami. This role will serve as the key liaison between the developer and various stakeholders, including architects, contractors, consultants, and governmental entities. The Project Manager will ensure that the project is completed on time, within budget, and to the highest quality standards, while mitigating risks and solving any problems that arise during the construction process.
Key Responsibilities:
Project Management:
- Act as the Owner's primary point of contact for all project-related matters, including pre-construction, construction, and close-out phases.
- Oversee the development of project timelines, budgets, and schedules, ensuring all milestones are met.
- Ensure alignment between design, construction plans, and the owner’s vision for the project.
- Monitor and evaluate the performance of the contractor and other consultants to ensure compliance with contractual terms, quality standards, and local regulations.
Construction Oversight:
- Oversee the coordination of various construction teams to ensure that all work is completed in accordance with the established design, schedule, and budget.
- Conduct regular site inspections to monitor construction progress, quality, and adherence to safety standards.
- Identify potential delays or cost overruns and implement strategies to address them promptly.
- Ensure that any required permits and approvals are obtained and that the project complies with zoning, environmental, and safety regulations.
Budget and Cost Management:
- Work with the project team to establish project budgets and track expenses throughout the project lifecycle.
- Review and approve invoices and change orders from contractors and consultants.
- Manage project cash flow and ensure that the owner’s financial interests are protected
Risk Management:
- Identify potential risks to the project, including construction delays, budget issues, or legal concerns, and develop mitigation strategies.
- Address and resolve conflicts or disputes between the contractor, design team, and other stakeholders in a timely and effective manner.
Stakeholder Communication:
- Maintain effective communication with the developer, project stakeholders, architects, contractors, consultants, and governmental agencies.
- Provide regular project updates to the owner and other key stakeholders, highlighting progress, potential challenges, and resolutions.
- Facilitate meetings, presentations, and site visits as needed to keep all parties informed and aligned.
Quality Control:
- Ensure that the project meets the highest standards of quality in construction, design, and execution.
- Review and ensure compliance with project specifications, construction documents, and relevant codes and regulations.
- Assist in the selection of materials and finishes, ensuring they meet project specifications and budget constraints.
Closeout and Post-Construction:
- Ensure that all punch-list items are addressed before project completion.
- Oversee the final inspections and ensure that all documentation, warranties, and final reports are provided by contractors and vendors.
- Facilitate project close-out, ensuring that the project is handed over to the owner smoothly and all necessary paperwork is in place.
Qualifications:
- Bachelor's degree in Construction Management, Architecture, Engineering, or a related field (Master’s preferred).
- Minimum of 5-10 years of experience in construction management, with a focus on high-rise residential, commercial, or mixed-use projects.
- Proven experience as an Owner’s Representative, Project Manager, or Construction Manager on large-scale real estate developments.
- Extensive knowledge of construction processes, contracts, codes, and regulations in the state of Florida.
- Strong budget management, negotiation, and problem-solving skills.
- Excellent communication, leadership, and interpersonal skills.
- Ability to manage multiple projects simultaneously while maintaining high standards of quality and efficiency.
- Proficient in construction management software and tools (e.g., Procore, Buildertrend, etc.).
Preferred Skills:
- Familiarity with Miami’s zoning regulations, building codes, and permitting processes.
- Experience with sustainability practices and green building certifications (LEED, etc.).
- Bilingual in English and Spanish (a plus).
Salary : $150,000 - $180,000
