Job Description
CGI is seeking an experienced and results-driven Associate to join our team, reporting directly to the CEO and Director of Acquisitions. This role will be crucial to our multifamily investment strategy, focusing on identifying institutional assets in high-growth markets throughout the West and Southeast United States. As an Associate you will work with the executive team to identify, underwrite, acquire new investment opportunities to help scale the company’s current portfolio. The ideal candidate will possess a solid background in multifamily acquisitions, development, and capital markets. This individual will be a strategic partner within the firm, playing a key role in scaling our multifamily and extended stay platform.
Key Responsibilities:
- Identify, source, and evaluate acquisition opportunities in target markets. Assist in preparing financial models, presentations, and reports to support investment decisions.
- Assist in the due diligence process for potential acquisitions, including property inspections, market research, legal reviews, and financial analysis.
- Underwrite new acquisition and development opportunities across various product types (multifamily, mixed-use, extended stay) and submarkets.
- Build and maintain relationships with brokers, owners, operators, attorneys and company connections in target markets.
- Contribute to the management of the real estate investment portfolio, including acquisitions, dispositions, and asset management.
- Communication with external parties, including brokerage firms, operators, appraisers, third party vendors, etc.
- Participate in purchase & sale contract negotiations and structure of new acquisition financings through both agency and bank debt channels.
- Ad-hoc and special projects related to portfolio management, industry research, and potential investment opportunities.
- Willing and able to travel depending on team needs.
- Bachelor’s degree in Finance, Accounting, Real Estate, or a related field; Master’s degree or MBA preferred but not required.
- 3-5 years of experience (underwriting / acquisitions / investment analysis) working at a real estate investment company or financial services firm.
- Expertise in financial analysis/modeling and real estate investment metrics, including cap rates, IRR, Equity Multiple, Yield-on-Cost, and cash flow analysis.
- Excellent verbal and written communication skills, with the ability to clearly present investment strategies to a range of audiences.
- Ability to quickly adapt to changing market conditions and modify investment strategies as needed.
- Creative thinker that can see asset potential that is not straight forward.
- Advanced Excel, Microsoft Office, and Costar Analytics.
- Travel will be required.
