ADMINISTRATIVE / HUMAN RESOURCE | ||||||||||
1) Issues Vendor Packet to new vendors and obtains Workers Compensation Certificate of insurance and W-9 tax form | ||||||||||
2) Displays a professional appearance in accordance with Organizational best practices | ||||||||||
3) Trains new recruits in accordance with Organizational best practices | ||||||||||
4) Is enthusiastic and shows initiative for the job | ||||||||||
5) Maintains composure during adverse situations | ||||||||||
6) Informs supervisor of any employee and non-employee incident reports when serious onsite situations occur | ||||||||||
7) Displays commons sense. Errors on the side of customer service | ||||||||||
8) Builds relationships with prospects, vendors, residents, other employees and competitors | ||||||||||
9) Is punctual. Clocks in and out and takes all necessary breaks in accordance with state labor laws and Organizational best practices | ||||||||||

DAY TO DAY OPERATIONS | ||||||||||
17) Oversees leasing, small balance collections [past due balances $100 and under], lease renewals, resident activities, conflict resolution, marketing, in accordance with Organizational best practices. | ||||||||||
18) Consistently inspects apartments before and after residents move out | ||||||||||
19) Engages in annual unit inspections and conducts daily property inspections of curb appeal, building ascetics, legally/illegally parked vehicles, signs of lease violations and any other noticeable items/issues pertinent to daily operations | ||||||||||
20) Coordinates unit turn over process and pre-move in/post make ready inspections in accordance with Organizational best practices | ||||||||||
21) Performs all necessary functions pertinent to successfully operating the leasing office [answering the office phone, responding to leasing inquiries, creating work orders, processing rent, addressing resident concerns, answering questions and clearly communicating with corporate staff | ||||||||||
22) Participates routine staff meetings, daily, for organized daily tasks | ||||||||||
23) Is responsible for maintaining positive Community reputation | ||||||||||
24) Follows up on pending and completed work orders | ||||||||||
25) Displays a positive phone presence and does whatever is necessary to rent apartments -- including recommending appropriate modifications to sell unit, removing trash and cleaning. | ||||||||||
26) Perfects, trains, practices, updates and implements Organizational best practices on a continual basis [builds relationships, presents, prequalifies, closes and handles all objections appropriately] | ||||||||||
27) Does resident move in process in accordance with Organizational best practices | ||||||||||
28) Submits all completed work orders and receipts to supervisor within a timely manner | ||||||||||
29) Meets all deadlines | ||||||||||
30) Professionally demonstrates ability to clearly communicate with supervisor and all other stakeholders. | ||||||||||
31) Maintains a clean and organized office [clean and organized bathrooms, shop and work space] | ||||||||||
MARKETING | ||||||||||
32) Learns and remains knowledgeable of community sub-market and market | ||||||||||
33) Identifies major employers within sub-market and consistently target markets to these employers accordingly | ||||||||||
34) studies monthly marketing strategy and meets monthly move in goals | ||||||||||
ACCOUNTS PAYABLE | ||||||||||
35) Spends money wisely | ||||||||||
36) Obtains supervisor approval before making any large purchases [100 or more] | ||||||||||
ACCOUNTS RECEIVABLE | ||||||||||
37) Is assertive in proactively pursuing all small balance delinquent accounts, daily | ||||||||||
38) Removes all perishable items from all unoccupied grossly delinquent units after checking for occupancy. | ||||||||||
39) Accurately processes all resident move outs and applies security deposit accordingly | ||||||||||
40) Sends all delinquent bad debt files to collection agency and pursues until collected or written off by senior management |
