As the Service Manager, you will be the cornerstone of our maintenance operations, ensuring the smooth running of our property while maintaining compliance with all company policies, state, and federal laws.
Key responsibilities include:
- Leading the maintenance team with effective communication and organizational skills.
- Managing and delegating service requests, with a goal to resolve all resident requests within 24 hours.
- Overseeing and performing maintenance tasks, including HVAC installation, electrical, plumbing, and general repairs.
- Maintaining accurate records of preventive maintenance, service requests, and apartment turnover.
- Scheduling on-call rotations and handling emergency maintenance.
- Ensuring all tools, equipment, and safety materials are properly maintained and readily accessible.
- Keeping the property in excellent condition and addressing unsafe conditions promptly.
- Managing budgets for maintenance expenditures.
- Proven ability to lead and inspire a maintenance team while working in a fast-paced, multitasking environment.
- Strong organizational skills and a commitment to quality and safety.
- Experience coordinating with third-party contractors.
Required Knowledge & Certifications:
- High School Diploma required (College degree preferred).
- Ability to earn future designations as required by industry standards (EPA regulations, OSHA, etc.).
- Expertise in diagnosing and repairing HVAC systems, electrical, plumbing, and appliances.
- Experience maintaining physical property and ensuring compliance with safety standards.
- Ability to manage preventive maintenance programs and keep accurate documentation.
- Current certifications: EPA and CPO
- Minimum of 3 years’ experience in property management.
