JOB GOAL

Essential Duties & Responsibilities
- Assists with hiring and developing site management staff; identifies performance goals and provides ongoing training, coaching and feedback.
- Proactively identifies performance issues and provides immediate feedback; assesses and determines best course of action in conjunction with Human Resources.
- Leads on-going efforts for process improvement to enhance productivity and increase efficiencies while sustaining high level of quality.
- Implements cost reduction strategies.
- Conducts quarterly visits at to all site locations; walks through facility, identifies and discusses problems, issues and solutions; develops action plans to address; provides feedback to director and on-site managers.
- Participates in the planning and budgeting process; identify opportunities for expansion, growth, and financial improvements.
- Monitors and approves payroll submissions.
- Recommends and assists the director in the implementation of goals and objectives established by the department.
- Establishes schedules and methods for the maintenance and repair of custodial equipment.
- Plans, prioritizes, assigns, manages, and supervises tasks of assigned supervisors in support of district goals and objectives on all district properties.
- Participates in the effective adoption of performance metrics and analytical tools that effectively measure the quality of custodial services provided by regional supervisors and custodial staff at all district sites and facilities and generates associated reports.
- Develops operations systems by determining product handling and storage requirements.
- Develops processes for receiving custodial products and supplies, equipment utilization, inventory management and distribution.
- Manages and directs supervisors and custodial staff response to emergencies and special events.
- Provides recommendations for custodial services departmental goals and objectives.
- Performs other related duties as assigned.

Knowledge, Skills & abilities
- Knowledge of custodial services and facilities maintenance principles and practices
- Knowledge of and ability to effectively communicate principles, practices and methods used in the cleaning, repair, and maintaining, of buildings
- Knowledge of building and life safety codes, regulations, and procedures
- Knowledge of occupational hazards and safety precautions
- Knowledge of and ability to apply principles and procedures of record keeping, reporting, and procurement
- Knowledge of basic budgeting procedures and techniques
- Knowledge of and ability to enforce safe work practices
- Ability to exhibit attributes and skills in the following areas: leadership, effective administration and management, customer focus and satisfaction, and delivery of quality services and measurable results
- Ability to have a strong commitment to various process improvement strategies.

- High school diploma or GED and training in building management or a related field
- Associate degree in related field or 5( ) years of supervisory experience in custodial services, customer service, and/ or facilities management
- Any equivalent combination of education and experience which provides the required knowledge, skills, and abilities to perform the essential duties and responsibilities of the position

- Bachelor's degree in Business, Environmental Health & Safety, Construction Management, or related field
- 7 - 10 years in a supervisory or management position
- International Sanitary Supply Association (ISSA) certification
