QUALIFICATIONS: An example of acceptable qualifications for this position:
Completion of secondary education or equivalent (high diploma or GED); minimum of one (1) year of experience and/or training in building maintenance or a related field; or any equivalent combination of education, experience, and/or training which provides the required knowledge, skills, and abilities to perform the essential functions of this position.
LICENSURE OR CERTIFICATION REQUIREMENTS:
Must possess a valid Ohio driver's license; must maintain insurability according to the Housing Authority’s vehicle insurance policy.
EQUIPMENT OPERATED: The following are examples only and are not intended to be all inclusive.
Hand drill, screwdriver, electric meter, and other hand or power tools; motor vehicles (operates agency-owned vehicles); shovel, broom, mop, ladders, and other custodial equipment; trailers; light motorized equipment; pressure washer. This position will be required to drive their personal vehicle locally, with mileage reimbursement.
INHERENTLY HAZARDOUS OR PHYSICALLY DEMANDING WORKING CONDITIONS:
The employee is exposed to, must negotiate, use, or work with or in the vicinity of: floor or wall openings, elevated platforms, and/or runways; ascends and/or descends ladders, stairs, or scaffolds; confined spaces; areas in which means of egress is or can be obstructed; on or around powered platforms and/or vehicle mounted platforms (e.g., man lifts, fire trucks); environmental conditions which may result in injury from fumes, odors, dusts, mists, gases, and/or poorly ventilated work areas; possible injury from hazardous gases, chemicals, flammables, air contaminants, hazardous waste, unclean or unsanitary conditions, electrical shock; works with moving mechanical parts of equipment of machines (e.g., generator, trash compactors, etc.); possible injury from explosions and/or falling from high places; proximity of the use of firearms; works in or around crowds; potentially violent or emotionally distraught persons or vicious animals or life threatening situations or fire; hot, cold, wet, humid, or windy weather conditions; extreme non-weather related heat or cold; exposure to hazardous driving conditions; exposure to second hand smoke; frequently lifts objects 25 pounds or less; frequently carries objects 25 pounds or less; occasionally pushes objects 50 pounds or less; occasionally pulls objects 50 pounds or less; occasionally lifts objects 100 pounds or less.
Note: In accordance with the U.S. Department of Labor physical demands strength ratings, this is considered heavy work.
In cases of emergency, unpredictable situations, and/or department needs, may be required to lift, push, pull, and/or carry objects heavier than D.O.L. strength ratings recommend.
ESSENTIAL FUNCTIONS OF THE POSITION: For purposes of 42 USC 12101:
70% (1) Responds to and completes all work orders, either emergency or routine, consisting of plumbing, electrical, or general dwelling repairs; performs various tasks involving maintenance of plumbing systems; troubleshoots plumbing problems; repairs and replaces plumbing fixtures including sinks, toilets, faucets, and pipes; clears obstructions from water lines; performs a variety of semi-skilled and skilled building maintenance activities in order to ensure the upkeep of agency property (e.g., repairs and replaces electrical switches, outlets, fixtures, and circuit breakers; repairs windows, doors, locks, and door frames; cleans furnaces; prepares and paints surfaces; remodels rooms; hangs drywall; repairs roofs; etc.); repairs mowers, snow blowers, and other such equipment utilized by the Maintenance Department; inspects housing units in order to determine maintenance work to be completed; performs pest control on agency property; assists with record-keeping and maintenance of inventory; assists the Recondition Coordinator as necessary.
15% (2) Performs a variety of unskilled and semi-skilled grounds maintenance activities in order to ensure the upkeep of agency property (e.g., removes snow and ice, mows lawns, rakes grass and leaves, trims shrubs and trees, picks up debris, sweeps curbs and sidewalks, etc.).
10% (3) Performs various administrative and clerical activities (e.g. enters required documentation into the computer, documents and completes all work orders and documentation relating to work performed, maintains inventory log of all materials, supplies, and equipment, data entry, etc.); performs computer functions and related documentation.
(4) Demonstrates regular and predictable attendance; is required to be on-call one (1) week a month; may be required to work irregular hours.
(5) Maintains required licensure and/or certification.
(6) Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.
OTHER DUTIES AND RESPONSIBILITIES:
5% (7) Performs other related duties as assigned or directed in order to promote, further, and ensure the effective and efficient operations of the Chillicothe Metropolitan Housing Authority.
