What are the responsibilities and job description for the Building Inspector position at Choctaw Nation?
Job Purpose or Objective(s): Responsible for inspections, oversight and support regarding construction work associated with participants served by the HACNO to ensure compliance with applicable codes, specifications, and local ordinances. You will report to the Director of HIS and HEMS.
Payrate: $26.85 per hour | Hourly, Full Time | Schedule and Hours: 8:00am to 4:30pm Monday through Friday with Saturday and Sunday OFF | WEEKLY EARNED WAGE ACCESS IS AN OPTION FOR THIS POSITION | This position will initially start working in Wilburton, but once office space is acquired, the selected candidate will be officed in McAlester. |
Primary Tasks:
1. You will perform inspections including initial, annual, final and site inspections for new construction, and in-progress projects.
2. Make recommendations for rehabilitation or home improvement based off inspection.
3. Document violations and work to be done to provide cost analysis and scope of work to be completed.
4. Guide the development of projects, work with contractors and develop inspection and draw release schedules.
5. You will oversee, and inspect work completed by contractors to ensure and quality of work.
6. Track timeline and status reports for each active project, including work orders, to ensure that work is started and completed to HACNO standards.
7. Set appointment for inspections with participants, contractors, realtors, and property owners and track status and follow ups for each case.
8. Conduct Davis-Bacon Wage Interviews to ensure wages are within guidelines.
9. Develop, prepare and submit reports as requested by supervisor concerning their assigned Tribal Districts.
10. Perform other tasks as assigned.
Requirements:
- Basic knowledge of building code standards and local ordinances and regulations
- Home Inspector Certification from American Home Inspectors Training Institute within 1 year of hire date
- Housing Quality Standards Certification within 1 year of hire date
- Make independent decisions and collaborate
- Ability to correspond in a clear manner using both written and oral communications
- Basic knowledge of Microsoft Outlook, Word and Excel (can maintain complex spreadsheets)
- 3 years of on-site residential construction related experience
