General Description and Classification Standards:
Performs inspections of commercial structures and residential, single- family detached structures for compliance with applicable codes and ordinances.
Supervision Received:
Normally receives guidance regarding overall mission and unusual priorities, etc., but may set work methods, timetables, etc.
Essential Duties and Responsibilities:
These are typical responsibilities for this position and should not be construed as exclusive or all inclusive.
- Inspects the quality of work in the construction, alteration, or repair of commercial, industrial, and residential buildings, and other structures including foundations, cement, framing, and plastering; checks plumbing, heating, and electrical installation, including fixtures and appliances; inspects stud, joist, rafter spacing, and other structural member factors; examines the grade, treatment, and quality of building materials.
- Evaluates the quality of materials and work relative to applicable building codes, ordinances, regulations, and relative to approved plans; issues notices to identify corrections required for compliance or to stop work on projects.
- Responds to verbal and written inquiries from architects, contractors, builders, City personnel, and the general public; interprets, applies, and explains requirements and restrictions related to building codes, ordinances, regulations, policies, and procedures; develops alternative methods for compliance with requirements and restrictions.
- Selects from multiple procedures and methods to accomplish tasks.
- Maintains accurate records in computer database to document inspection results.
- Checks inspection reports from third party engineering firms for completeness and accuracy.
- Ensures that all prerequisite inspections are completed to authorize issuance of certificates of occupancy.
- Applies organizational policies.
- Supervisory authority over work group (typically at least four to five employees) to include discipline, performance management, scheduling, training, etc.
- May interpret organizational policies and recommend exceptions.
- May assist with scheduling appointments and reviewing and approving plans in compliance with building codes, ordinances and regulations.
- May perform other duties as assigned.
Knowledge Skills and Abilities:

- Thorough knowledge of International Code Council Building codes, related federal, state, and local laws, rules, regulations, policies, and procedures.
- Knowledge of building tools and materials.
- Knowledge of methods of building construction.
- Knowledge of safety methods; and principles, practices, and techniques of building inspection.
- Skill in safely operating office equipment including computers.
- Ability to read, interpret, apply, and explain building plans, blueprints, specifications, and building codes.
- Ability to make mathematical calculations rapidly and accurately.
- Ability to use word processing and other related computer software programs.
- Ability to prepare and maintain complete, accurate, and concise reports and records.
- Ability to communicate clearly and concisely verbally and in writing.
- Ability to exercise initiative making recommendations to management.
- Ability to communicate effectively with individuals from various socioeconomic, ethnic, and culturally diverse backgrounds.
- Ability to establish and maintain effective and positive working relationships with those contacted in the course of work.
- Ability to work independently and organize and prioritize work.
