Job Description Summary:
Under limited supervision, the HVAC Specialist works with the Facilities Maintenance team. This position includes mechanical systems diagnostics, operating, maintaining, and repairing all equipment used for heating, ventilation and air conditioning of City buildings. This position requires a contractor management background with strong teamwork abilities, as well as effective oral and written communication skills. In addition, the role involves a wide range of exciting challenges, coordinating and scheduling the preventive and corrective maintenance required to keep the building HVAC systems in good working order. This position should have a strong knowledge of chillers, boilers, RTUs, split systems, VRF systems, refrigeration, and controls.Job Description:
ESSENTIAL DUTIES AND RESPONSIBILITIES
Maintains and repairs all HVAC-R and Refrigeration equipment and components to manufacture recommendation, i.e. valves, motors, belts, bearings, filters, and lubrication etc.
Inspects and maintains systems to ensure they operate efficiently. Including checking for leaks, refilling refrigerants, lubricating parts, and repairing drainages.
Troubleshoots systems, replacing or repairing defective parts, and performing emergency repairs while ensuring compliance with safety standards.
Performs HVAC-R Equipment condition assessments Identifying maintenance risks and update asset management database.
Provides input on resource needs (staffing or funding) for HVAC systems and works with management to resolve.
Diagnoses electrical and mechanical faults for HVAC-R systems.
Cleans and adjusts HVAC-R systems and performing warranty services.
Remains aware of conditions inside city facilities and creates service requests for any deficiencies found. Reports on major deficiencies to management.
Takes proper safety precautions, anticipates unsafe circumstances, and acts accordingly to prevent accidents. Responsible for the safety of self, others, materials, and equipment. Uses all required safety equipment.

Knowledge at a general level of computer operation for use on energy management system and Preventative Maintenance and work order system (CMMS).
Knowledge of and understanding of the different types of air distribution systems such as VAV, Fan Power Box, etc.
Valid Driver’s License and ability to maintain an acceptable motor vehicle record.
Have and maintain acceptable background information, including criminal conviction history.
PREFERRED QUALIFICATIONS
Ability to demonstrate experience in electrical, pneumatic, electronic and computer HVAC control systems.
Ability to demonstrate experience in maintaining and repairing Variable Refrigerant Flow (VRF) systems.
REQUIRED EDUCATION AND EXPERIENCE
Four - Five (4-5) years' of direct experience in boiler operation and maintenance and an Associate’s degree in HVAC or related degree.
Four (4) years’ experience in HVAC-R may substitute for the education requirement.
Have and maintain at least a level on Criminal Justice Information System (CJIS) Certification.

WORKING CONDITIONS AND REQUIREMENTS
- Physical and Mental Effort: Ability to climb ladder. Ability to lift and move items weighing 50lbs or more.
- Work Environment: May require working in extreme weather conditions. Willingness and ability to work alternate shift schedules, irregular hours, extended shift hours, weekends, evenings, holidays, stand-by rotation, and/or emergencies as required.
- Machines and Equipment Used: May be required to use ladders, tools, and other standard office equipment such as computers, telephones, and/or calculators.
