JOB SUMMARY

Under the general direction of the Facilities Maintenance Supervisor or Division Manager (as assigned), the Facilities Maintenance Technician performs highly technical and diverse maintenance duties in the following fields:  heating, ventilation and air conditioning (HVAC), refrigeration, electrical, appliances, plumbing, door/gate security systems and building trades.   Duties may include, but are not limited to, maintaining and repairing existing systems, replacing components as necessary; installing, configuring and maintaining internal and/or peripheral devices; installing new equipment; conducting inspections; and performing maintenance and repairs in accordance with state codes, regulations, and safety procedures.   

Facilities Maintenance Technician I

This is the entry level service/maintenance classification for the Facility Maintenance series. Under general supervision, employees may work independently on routine recurring assignments or may assist skilled journeymen technicians in performing more complex tasks.   Difficult or skilled work may be performed under the direct supervision of a skilled maintenance technician and work is frequently reviewed by a superior. 

Facilities Maintenance Technician II

This is the skilled service/maintenance classification for the Facility Maintenance series.  This classification is distinguished from the Facilities Maintenance Technician I in that the Facility Technician II performs more complex skilled maintenance and repair technical duties requiring a higher level of a skills and knowledge; Technicians at this level have gained or attained proficiency in a specific area of discipline and work under moderate supervision.

Facilities Maintenance Technician III

This classification is distinguished from the Facilities Maintenance Technician I/II in that the Facility Technician III is the advanced journey level in the Facilities series and is competent to perform advanced maintenance and repair technical duties requiring a higher level of skills and knowledge; Technicians at this level have gained or attained full proficiency and licensure in a specific area of discipline, work under moderate supervision and are fully qualified/experienced journeymen with the ability to train apprentice level positions.


Facility Maintenance Technician I
  1. Perform a wide variety of semiskilled and skilled trade activities in support of facility maintenance, ensuring City buildings are in proper working condition, to include inspecting, repairing and maintaining existing and/or new facilities, systems, fixtures, and equipment; installing lock cores and changing locksets; performing minor plumbing, replacing and rewiring outlets and switches; and/or performing a variety of related activities.  
  2. Perform preventative maintenance on heating, ventilation, and air conditioning (HVAC) systems such as replacing evaporative cooler pads, belts, pumps, air filters, etc.  May assist skilled technicians with more skilled HVAC maintenance activities.
  3. Monitor and maintain inventory of parts and equipment for emergency and/or preventative repairs, maintaining compliance with city and national codes.
  4. Modify existing equipment and install new equipment from blueprints and/or manufacturers specifications.
  5. Enter and complete electronic work orders in work management system.
  6. Perform other duties as assigned.
Facility Maintenance Technician II

The Facility Technician II performs all duties of the Facility Technician I in addition to performing more advanced skilled maintenance and repairs. The following represent the core areas of responsibilities:

Perform a wide variety of skilled tasks to include but not limited to maintaining, troubleshooting and performing repairs on facilities mechanical components and electrical systems in accordance with standard operating procedures, internal requirements, manufacture’s specifications and safety policies.

  1. Perform a variety of skilled tasks in installing, maintaining, and repairing HVAC, plumbing, mechanical equipment, and electrical systems, equipment, and fixtures.
  2. Install, diagnose, maintain, troubleshoot, operate, calibrate and repair existing energized devices, with voltage between 24 and 480 volts, and install new components according to the National Electric Reliability Code.
  3. Document and maintain records in adherence to Federal Regulations. 
  4. Perform skilled duties such as pipe threading and soldering of water/gas piping and soldering of freon gas piping.
  5. Perform other duties as assigned, to include, assisting with training subordinates as assigned, and/or acting as lead worker on various projects as assigned.

Facility Maintenance Technician III

The Facilities Maintenance Technician III performs all duties of the Facilities Maintenance Technician I/II in addition to serving as the subject matter expert in a specific area of discipline such as HVAC, Electrical or Plumbing.

  1. Serve as subject matter expert in focused area of specialty.
  2. Perform inspections and maintenance to heating, ventilation, air conditioning, and city buildings, furnishings and building components.
  3. Provide training, technical, and functional oversight to apprentice level Facility Maintenance Technicians and serve as lead worker on projects as assigned.
  4. Perform other duties as assigned.
Facility Maintenance Technician I

Required:  High school diploma or GED equivalent and one (1) year of additional technical training or experience in field related to area of assignment; or an equivalent combination of education and experience

Valid Texas Driver’s License

Available for on-call duty and must live within sixty (60) minutes response radius from place of work

Possess knowledge in construction methods and building materials

Excellent verbal and interpersonal skills

Possess EPA (Environmental Protection Agency) Universal Certification, or ability to obtain within 6 months from hire date

Construction experience in the structural framing and layout of walls and ceilings, cabinetry, gypsum rock repair, installation and interior/exterior painting

Ability to operate and use modern office equipment and technology, including computers and applicable software

Ability to perform strenuous physical tasks, including lifting up to 50lbs. on regular basis and / in adverse weather


Facility Maintenance Technician II

Required:   Candidates must meet all requirements of the Facility Technician I in addition to the following:

Associate degree from an accredited college, university, vocational, business, or technical school to include specialized training in a trade related to building operations/maintenance; or possess a state-issued journeyman or technician certification in area of trade relevant to facility maintenance (in lieu of Associate degree); and two (2) years of relevant experience; or an equivalent combination of education and experience

Possess EPA (Environmental Protection Agency) Universal Certification, or ability to obtain within six (6) months of date of hire

Please note:  Individuals will be considered for the position in which the minimum requirements are met.

Facility Maintenance Technician III

Required:   Candidates must meet all requirements of the Facility Technician I/II in addition to the following:

Associate degree from an accredited college, university, vocational, business, or technical school to include specialized training in a trade related to building operations/maintenance; or possess a state-issued journeyman or technician certification in area of trade relevant to facility maintenance (in lieu of Associate degree); and four (4) years of relevant experience; or an equivalent combination of education and experience

Possess one of the following licenses related to building/facility maintenance:

  • State of Texas HVAC Class A or B Contractor License
  • State of Texas Electrical Contractor License
  • State of Texas of Plumbing Inspector License

SPECIAL REQUIREMENTS:

Drug Screening:  Due to the safety and/or security sensitive nature of this position, individuals shall be subject to pre-employment or pre-placement drug and/or controlled substance testing as outlined in City policy.

Additional Criminal Background Screening Required:  In addition to the standard pre-employment criminal background check, individuals receiving a conditional offer for this position shall be subject to a fingerprint- based background screening due to the required access to secured buildings and/or secure data systems.
