Hiring rate: $30.12/hour
Salary range for this position: $30.12 - $36.57/hour.

Performs and coordinates cleaning duties of public buildings.
  • Assists Facilities Engineer in performing inspections of HVAC, electrical systems, mechanical components, plumbing, emergency generators, pneumatic controls, energy management and accurately documenting the results.
  • Performs interior and exterior preventive maintenance and repair at the City Center and other City buildings, including: floors, walls, carpet, windows, electrical systems, plumbing systems, walkways, rails and lights.
  • Performs snow removal of sidewalks, applying salt where needed and ensuring that all walkways are maintained in appropriate manner.
  • Conducts repairs of a routine nature to office furniture, fixtures and other miscellaneous items.
  • Coordinates and/or performs overall building janitorial services.
  • Performs boiler maintenance duties as assigned.
  • Compiles and maintains electronic records in maintenance management system.
  • Assists in the coordination of work for contractors and consultants on various building maintenance and repair activities.
  • Provides regular and reliable attendance during scheduled work hours and outside regular hours as necessary. 
  • Maintains positive professional working relationships with all staff levels, other jurisdictions and outside agencies, and the general public.
  • Performs essential position duties and responsibilities under the working conductions and physical demands described herein.
  • Effective and respectful communication and interactions with other employees, supervisors, individuals from other organizations, and citizen customers.
  • Performs other related functions as apparent or delegated.
To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or abilities required.
  • Ability to operate floor scrubbers, vacuum cleaners, scissor lifts, saws, planer, band saws, power tools, drills, lifts, plumbing snakes, impact wrenches and other tools or equipment as needed.
  • Extensive knowledge to make repairs to walls, doors, windows, carpeting, plumbing, electrical, masonry, furniture, and other building repairs.
  • Ability to operate word processing, spreadsheet, database and software applications.
  • Ability to communicate both written and verbal.
  • Ability to work night shift and weekends if required.
  • Ability to work independently. 
  • Ability to work cooperatively with City personnel, external vendors, and the public.
  • Ability to perform duties with tact, diplomacy, and discretion.
  • Ability to be detail oriented and follow through with tasks.
  • Ability to maintain a team and service oriented approach to work.
  • Must have the ability to accept criticism or discipline.
  • Must strive to promote a cooperative atmosphere in the department and exhibit a positive attitude.
MINIMUM QUALIFICATIONS:
A combination of training and experience substantially equivalent to the following:
  • High school diploma or equivalent degree.
  • Two (2) years’ experience in facility maintenance and/or building operations, including practical demonstrated skills with HVAC, electrical, plumbing, carpentry, and mechanical systems.
  • Experience with facility preventive maintenance, troubleshooting, and repairs.
  • Special Boilers License, or ability to obtain within six months.
PREFERRED QUALIFICATIONS:
  • Technical degree and/or specialized certifications in a facilities maintenance field. 
  • 2nd Class Boiler License; Universal Refrigeration License with 410A Certificate
  • Experience with Building Automation Systems (BAS) and energy efficiency initiatives.
  • Knowledge and experience with Material Data Safety Sheets (MSDS) in a work environment.
  • Understanding of OSHA safety regulations, and fire and building codes
  • Ability to troubleshoot, repair, and install commercial grade locks, panic bars, and door closers.
 
PHYSICAL DEMANDS:

This work requires the occasional exertion of up to 50 pounds of force; work regularly requires standing, walking, using hands to finger, handle or feel, reaching with hands and arms and lifting, frequently requires climbing or balancing, stooping, kneeling, crouching or crawling, pushing or pulling and repetitive motions, and occasionally requires sitting and speaking or hearing; work has standard vision requirements; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; work requires preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, operating machines and observing general surroundings and activities; work occasionally requires wet, humid conditions (non-weather), working near moving mechanical parts, exposure to toxic or caustic chemicals, exposure to outdoor weather conditions and exposure to blood borne pathogens and may be required to wear specialized personal protective equipment; work is generally in a moderately noisy location (e.g. business office, light traffic).
 
EQUIPMENT/JOB LOCATION:
This position may work outside from time to time or be exposed to inclement weather conditions, including temperature shifts and wet and/or humid conditions. The employee occasionally works near moving mechanical parts and is occasionally exposed to vibration. The employee occasionally works in high, precarious places and may be exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The position works closely with others. The noise level in the work environment is usually moderate, but may be loud occasionally when using power tools and equipment.
 
CONDITIONS OF EMPLOYMENT:
  • Must comply with organizational and departmental policies.
  • Must possess a valid driver’s license.
