Job Title: Property Maintenance & Demolition Supervisor
Department: Building
Reports to: Building Commissioner
Job Summary:
Performs administrative, supervisory, and technical work in property management and building demolition.
Supervisory Responsibilities:
- Supervises the daily assignments and functions of employees assigned to the property maintenance and demolition team.
- Supervises the Property Maintenance and Demolition team in the aesthetic and structural maintenance of city-owned properties, tax title properties, or privately owned properties needing emergency remediation or subject to a court order
- Serves as Asbestos Contractor Supervisor by managing and performing asbestos abatement in accordance with 453 C.M.R. 6.00, ensuring compliance with safety policies and proper use of personal protective equipment
Duties/Responsibilities:
- Examines and assesses properties and determines the course of action and resources necessary to bring the condition to acceptable standards
- Directs assignments and supervises subordinate employees in projects and activities
- Coordinates and organizes pre-demolition plans and preparations and organizes utility cut-offs for pre-demolition and/or repairs
- Assists subordinate employees in the remediation, clean up, repair, boarding up, securing and/or demolition of properties
- Assists the Building Commissioner in the identification of hazards or dangerous structural issues
- Prepares or assists in the preparation of reports for regulatory bodies and others
- Coordinates activities of contractors including the solicitation of bids, review of project design, and assistance with demolition preparations
Required Skills/Abilities:
- Knowledge of building systems, construction, or demolition estimation
- Ability to interpret plans and layouts
- Knowledge of local and state law and regulations concerning construction and demolition
- Skill in business English and math
- Good written and oral communication skills
- Ability to use a personal computer efficiently
- Ability to organize and schedule projects, assess conditions including structural integrity and stability, and determine the proper course of action and the resources necessary to complete a project
- Ability to deal effectively with employees, the public, consultants, officials, and other constituencies
- Skills in operating certain tools and equipment used in building construction or demolition
- Bilingual / Spanish preferred.
Job Environment:
- Field work is performed outdoors with loud noise levels and exposure to variable weather conditions and hazards associated with heavy equipment and construction sites
- Workload is subject to seasonal and weather-related fluctuations
- Responds to emergencies
- Operates hand power tools and equipment, telephone, computer, and other office equipment
- Field work may result in exposure to hazardous materials, such as lead and asbestos
- Makes frequent contract with the public, municipal, state, and federal representatives, elected officials, businesses, property owners, consultants, contractors, and other City employees
- Has access to department-related confidential and/or sensitive information
- Errors could result in the delay or loss of services, personal injury to self and/or others, damage to buildings and equipment, and significant monetary loss and/or legal repercussions
Education, Certification, Licensure and Experience:
- Construction Supervisors License and MA Asbestos Contractor Supervisor Certification
- College courses related to building construction
Fair Labor Standards Act (FLSA) status: Exempt
Employment status & Hours: Regular Full-time employment, 35 hours per week, Monday-Friday, 8:30 a.m. to 4:30 p.m.
Salary/Pay rate: $58,641.06 - $77,552.80 (Professional Supervisors Association/Grade 10)
