General Description

Monona Terrace is Madison's Frank Lloyd Wright designed Community and Convention Center. Open since 1997, the Center has obtained Platinum-level LEED certification and other national recognition. We are seeking a motivated individual to oversee the planning, directing, coordination, and evaluation of the overall maintenance and repair needs of Monona Terrace Community and Convention Center facilities, grounds, and equipment. In addition, work involves directing and overseeing the Leadership in Energy and Environmental Design (LEED) certification for the facility. The work involves supervising and scheduling staff; making budget and purchasing recommendations; developing maintenance, modification, preventative maintenance, and repair plans; developing and coordinating service contracts and projects; and integrating the maintenance staff activities with customer service needs. The work is performed under the direction of a Monona Terrace Associate Director. Work is characterized by the use of initiative and judgment, and is reviewed for conformance with established goals and objectives.

Examples of Duties and Responsibilities

Maintenance Department Supervision

  • Plan, direct, coordinate and evaluate the general maintenance, repair, upkeep, mechanical repair and other related services for Monona Terrace. Integrate staff activities with the customer service and event activities within the facility.
  • Establish standards and monitor and coordinate maintenance and improvement services to ensure consistent service to our customers.
  • Hire, train, assign, supervise and coordinate the work of assigned staff.
  • Develop, direct and coordinate comprehensive preventative maintenance plans for the building's property and equipment.
  • Develop and monitor annual maintenance operating budgets and comprehensive long-term capital budgets for the facility.
  • Provide purchasing services. Develop guidelines and specifications for vendor services contracts. Solicit, review bids and negotiate service contracts. Monitor contracts for compliance.
  • Oversee the operation of computerized building operation systems including Computerized Maintenance Management System (CMMS), HVAC, chillers, fire, and life, safety and energy monitoring.
  • Project / Construction Management

  • Direct and participate in the development of cost-effective long-term facility maintenance and replacement schedules, taking into account a wide variety of operational, environmental and aesthetic considerations in serving the needs of the organization and our customers.
  • Oversee construction and renovation projects from design through final payment, including design, project evaluation, programming, schematics, construction cost estimating and specification development, contract bidding and approval of payments. Inspect and coordinate work, process payments and enforce contracts. Negotiate Purchase of Service contracts with contractors, solicit bids, ensure accuracy of bid specifications and inclusion of necessary building codes and other requirements. Process contract awards and administer resulting contracts.
  • Effectively work with architects, engineers, fire department staff and building inspection to ensure quality, code compliance, conformity with public works requirements and Monona Terrace aesthetics.
  • Sustainability Coordination

  • Act as LEED-EB project manager, complete LEED feasibility studies, develop and implement LEED-appropriate policies and programs, document Monona Terrace levels of compliance and participation, and prepare documents for submittal to U.S. Green Building Council (USGBC).
  • Document Monona Terrace energy use. Direct and conduct related energy efficiency analysis. Research, identify and incorporate the best ecological practices and policies into viable programs that will enable Monona Terrace to reduce the consumption of utilities. Maintain a high level of awareness of existing and emerging energy technologies and efficiencies.
  • Advocate and model sustainability concepts within Monona Terrace. Serve as a catalyst to produce a culture change at Monona Terrace that integrates sustainability and environmental values.
  • Educate customers and the public through media interviews, conference presentations, building tours and sales presentations as to the sustainability efforts and successes undertaken at Monona Terrace.
  • Perform related work as required.

    Minimum Qualifications

  • Four (4) years of experience in applying the following :
  • Civil engineering principles and practices, particularly as they relate to the design, construction, and maintenance of public works projects in the area(s) of specialization; AND

  • Public works engineering objectives, purposes, professional standards, methods and principles; AND
  • Computer software applicable to the duties of the position; AND
  • City's processes and procedures relating to project approval and contract awarding and administration; AND
  • Two (2) years of experience in applying the following :
  • Computer-assisted design processes and techniques and computer applications relative to the area(s) of responsibility; AND

  • Supervisory principles and practices, labor relations, and personnel management; AND
  • Familiarity with the following :
  • Budgetary principles and procedures.

  • Four (4) years of responsible experience as a skilled worker in building and mechanical or technical / network repair activities. AND
  • One (1) year in a leadership or supervisory role. AND
  • Bachelor's degree in Business Administration, Construction Management, or a related field

    Physical Requirements :

    The employee will be expected to physically access all portions of the facility in order to perform or inspect repair and maintenance work.

    Leave

    Vacation is earned upon starting employment and can be used after completion of probation. The general vacation schedule is below.

    Employees earn 3.5 personal days in addition to vacation.

    Employees receive eight official paid holidays (New Year's Day, Martin Luther King, Jr. Holiday, Memorial Day, Juneteenth, Independence Day, Labor Day, Thanksgiving, Christmas Day), as well as 3 paid leave days (the Friday after Thanksgiving, Christmas Eve, New Year's Eve).
