What are the responsibilities and job description for the Zoning Inspector position at City of Midlothian?
Starting Hiring Range: $51,597.31 - $63,206.71, annually
Under general supervision of the Planning Director, this position is responsible for the enforcement of adopted city zoning regulations through inspections of sites alleged to be in violation, ensuring that violations are brought into compliance, verifying new construction meets zoning requirements through inspection and plan review prior to Certificate of Occupancy.
Conducts on-site inspection of buildings and properties to ensure compliance with city adopted municipal zoning ordinance.
Inspects sites to enforce zoning ordinances.
Responds to complaints of potential zoning violations relating to signs, planned developments, or other zoning-related matters.
Investigates miscellaneous complaints by citizens and communicates with the offending property owners by letter, telephone, or in person to explain the ordinances and actions needed to abate the violations.
Conducts field investigations of potential violations; gathers evidence; takes photos; questions complainants and witnesses; compares facts to zoning requirements and makes findings, issues warnings, correction notices or citations.
Interprets zoning regulations relating to building construction, landscaping and signs.
Answers zoning related questions from architects, engineers, contractors, developers, and residents.
Reviews permits for zoning compliance prior to construction.
Reviews plans and structures for compliance with adopted City zoning ordinances.
Investigates and responds to complaints from citizens, contractors, and developers.
- Performs all other duties as assigned.
High school diploma or GED equivalent, is required.
Minimum of two (2) years’ experience as a zoning inspector, code enforcement officer or related work is preferred.
Any equivalent combination of education and experience will be considered.
Ability to read and understand technical reports, ordinances, maps, plats, and instructions.
Ability to generate reports, records, correspondence and regulations.
Ability to address and solve zoning enforcement problems
Ability to address multiple priorities.
Ability to comprehend relationship of code enforcement issues to other related city issues as necessary.
Ability to work independently.
Ability to communicate effectively both orally and in writing with a variety of people and possess strong customer service skills.
- Ability to be punctual and attend work regularly.
Special Requirements
Subject to be on-call during non-working hours.
Licenses & Certifications
Must possess and maintain a valid driver’s license with acceptable driving record as established by the City of Midlothian driving standards.
Code Enforcement Officer certification required, or must be obtained within one (1) year of employment.
International Code Council Zoning Inspector certification required, or must be obtained within two (2) years of employment.
Work Environment
Frequent exposure to extreme/inclement weather conditions when performing inspections. May be subject to various hazards while on construction sites. Physical demands require light lifting (up to 25 lbs.), walking, standing, climbing, driving, carrying, stooping, kneeling, and reaching while making inspections. Mobility within a field/construction environment required.
