What are the responsibilities and job description for the HVAC Technician ll position at City of North Miami Beach?
Under general supervision, is responsible for routine servicing, repairs and installations of air-conditioning and refrigeration systems, ice machines, water coolers, and related components and equipment utilized in a variety of facilities and buildings. Troubleshoots and diagnoses malfunctioning systems and components. Reports to the Facilities Manager.
ADA REQUIREMENTS: Individual’s sensory modalities (vision and hearing) and physical capabilities (ambulation, strength, coordination, dexterity, range of motion) must be sufficient to perform the Essential Functions of the position.
ESSENTIAL FUNCTIONS- Installs and maintains various HVAC systems in City facilities.
- Performs regular and emergency inspections, maintenance and repair of HVAC systems in City facilities.
- Procures and maintains inventory of parts, tools, machinery and equipment used to perform duties.
- Assists in design for replacement and new HVAC installations at City facilities.
- Installs and maintains water supply lines, pneumatic systems and valves.
- Installs and maintains insulation for pipes and buildings.
- Performs replacement of major and minor parts, components or entire system.
- Performs overhauls on minor equipment components.
- Receives, reviews and prepares numerous forms, documents, and reports to include work orders, electric drawings, blueprints, daily log sheets, vehicle log sheets, etc.
- Interacts and communicates with various groups and individuals to include co-workers, supervisors, other city personnel, outside repair personnel, contractors, etc.
- Responds to service calls, inspects and tests malfunctioning air conditioning and refrigeration equipment, using such instruments as an ammeter, volt meter, ohm meter, and compound gauge; diagnoses problems, repairs or replaces parts on site or removes and transports units to the shop for repair or replacement of parts. Contacts contractors for repair work if equipment is under warranty or if the extent of repairs warrants, and assists them in repair work if necessary.
- Tests air conditioning equipment for leaks; repairs, adjusts replaces defective parts such as compressors, thermostats, switches, fan motors and belts; inspects, tests, rewires or replaces electrical control systems.
- Installs new air conditioning units coordinating the work of masons, carpenters and electricians as needed.
- Inspects central air conditioning systems, diagnoses problems, repairs air handling equipment, replaces bearings, replaces and aligns pulley wheels, replaces and adjusts belts; checks temperature and functioning of cooling towers, and cleans and lubricates equipment.
- May instruct lower level HVAC maintenance workers and helpers.
- Services related refrigeration equipment such as water coolers, ice machines and refrigerators.
- Maintains records on service and repair of equipment, prepares and submits reports.
- Recommends the replacement of air conditioning systems, participates in the preparation of specifications for acquisition of new equipment and recommends equipment purchases.
- Checks for alarms, temperature adjustments, diagnostic controls, and controls chiller operations through the usage of the computerized Building Management System.
- May qualify the city in pulling permits.
- Repairs and replaces pneumatic controls, exhaust fans and blowers, control circuit boards
- Observes operations and reads gauges and instruments.
- Other duties as required.
- Required vocational training in HVAC maintenance and repair or a related field with five to ten years related experience or any combination of education and experience that provides the required knowledge and skills.
- Valid HVAC Journeyman License (required).
- Valid refrigerant recovery operator certification (required).
- Must possess a valid State of Florida driver’s license.
- State of Florida Master’s License a plus.
- Must possess working knowledge of various tools and equipment used to safely perform duties as required.
- Safely handle Freon and other refrigerant recovery systems.
- Work involves physical activity including, but not limited to, walking, lifting, climbing, carrying, bending, kneeling, stooping, reaching, sitting, standing, pushing and pulling.
- Must be able to lift 60 pounds.
