The City of Raleigh is currently seeking a Commercial Building Inspector to join our Planning and Development Department. Under limited supervision, this position conducts on-site building inspections to ensure that new commercial construction and existing buildings are in compliance with applicable codes and performs related work as required.About You: We are seeking a candidate with strong organizational, time management, and communication skills wanting to work in a team-oriented environment focused on customer service and life safety.About Us: The City of Raleigh is the second-largest city in North Carolina and remains one of the fastest growing areas in the country. Our inspectors make sure that all work meets state code requirements for the building, electrical, mechanical, and plumbing trades. All four trade groups perform an average of 600 inspections a day in Raleigh!

EXAMPLE OF DUTIES
Conducting Inspections - Inspecting commercial properties primarily and some residential properties for compliance with local building codes, safety standards, zoning laws, and accessibility regulationsEnsuring Code Compliance - Verifying that the construction or renovation of commercial buildings complies with the North Carolina Building Code, local ordinances, and federal regulations. Identifying any non-compliance issues and recommending corrective actionsDocumenting Inspection Findings - Preparing detailed inspection reports that document the condition of the building and any violations or issuesEvaluating Safety Standards - Inspecting safety features like Egress, fire walls, fire barriers, fire partitions, fire doors, and emergency lighting to ensure they meet safety standards. Verifying that buildings are accessible to people with disabilities by assessing compliance with ADA (Americans with Disabilities Act) standardsAdvising on Building Design and Construction - Offering advice to contractors, architects, and property owners on building design and construction practices to ensure they meet all applicable standards. Helping resolve disputes related to building design and construction issuesCoordinating with Government Authorities - Collaborating with local government agencies, contractors, and property owners to schedule inspections and ensure smooth operations of the permitting process

SUPPLEMENTAL INFORMATION
Knowledge, Skills & Abilities: Knowledge of Building Codes and Regulations: An understanding of the North Carolina Building Code, law and administration and safety regulations. Familiarity with ADA (Americans with Disabilities Act) accessibility standards.Technical Knowledge of Building Systems: Ability to assess building systems during inspections and identify code violations that require attention or repairs.Attention to Detail: Ability to conduct thorough inspections and identify code violations by reviewing design drawings, construction plans, and past inspection reports.Strong Communication Skills: Knowledge: Ability to provide clear communication via writing inspection reports and delivering feedback to property owners, contractors, and government officials.Problem-Solving and Analytical Skills: Ability to analyze inspection findings and make recommendations for acceptance, considering safety and code compliance.Time Management and Organizational Skills: Knowledge: Familiarity with the scheduling and procedural requirements for building inspections, as well as understanding of local permitting processes.ADA and Other Requirements: Positions in this class typically require: standing, walking, fingering, talking, hearing, seeing and repetitive motions.Light Work: Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for Sedentary Work, and the worker sits most of the time, the job is rated for Light work.Working Conditions: Work is routinely performed in an indoor, office environment.Note: This job classification description is intended to be generic in nature.
