JOB PURPOSE:
Primary responsibilities of the Facilities Maintenance Technician are to perform maintenance and custodial work at City buildings. This is skilled work in the performance of predictive, preventative, and emergency maintenance and involves repairs to building mechanical/ HVAC, plumbing, electrical, general carpentry, and related equipment. Work involves the cleaning and maintenance of City buildings and structures. Skills such as basic plumbing, electrical, carpentry and HVAC are all desirable to the complete functions of this role.
SUPERVISION RELATIONSHIPS:
Receives supervision from the Facilities Manager.
May supervise sub-contractor or other employee to perform a task.
DUTIES AND RESPONSIBILITIES:
- General maintenance and cleaning of City buildings and structures.
- Cleans, sanitizes and deodorizes lavatories, removes graffiti and replenishes supplies.
- Cleans, sweeps, vacuums, shampoos, dusts, mops, scrubs, strips and waxes interior walls and floors.
- Washes windows and mirrors and polishes metal and wood surfaces.
- Empty, clean and sanitize waste receptacles, collects and disposes refuse.
- Clean, sand, salt and shovel sidewalks and grounds.
- Turns on/off lights, locks and unlocks premises as needed.
- Checks furnaces and boiler and adjusts water levels and temperature regulators.
- Does simple repair work; such as but not limited to patching walls and woodwork and painting offices, rooms, lounges, etc.
- Replaces light bulbs, ballasts and lighting fixtures in all City facilities and exterior areas.
- Moves and arranges furniture and equipment and sets up tables, chairs and equipment for meetings and special functions.
- Identifies and performs minor maintenance and preventive maintenance, carpentry, plumbing, electrical and HVAC repairs.
- Operate and perform minor maintenance on power tools, mowers, snow blowers and similar equipment.
- Assists plumbers, electricians, carpenters, and other contacted trades as required.
- Maintains equipment and supply inventory and daily work logs.
- Works independently in the absence of supervision.
- Change and monitor filters on various HVAC equipment as required.
- Works shifts as assigned and follows weekly work schedules.
- Performs other work as assigned.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
Knowledge of:
- Thorough knowledge and understanding of methods and practices associated with mechanical, electrical, plumbing, carpentry, masonry repair and HVAC tasks.
- Cleaning products and procedures for floors, walls and carpets.
- Safe work practices associated with facilities, buildings and structures.
- Using proper PPE as required for various job tasks.
- BMS and CMMS systems.
Skill in:
- Skill in the use of tools, equipment, and materials used in the operation, repair and maintenance of facilities.
- Preventive maintenance and annual service on HVAC equipment.
- Operating floor cleaning machinery and polishers.
Ability to:
- Understand and follow complex oral and written instructions.
- Read and understand drawings, plans and schematics.
- Utilize computer skills to maintain accurate maintenance records and reports.
- Physical strength and agility sufficient to do strenuous labor-intensive assignments under varying work conditions.
- To work effectively with public officials, employees, vendors and the general public.
- Evaluate and diagnose equipment operational problems and provide effective remedies.
REQUIRED EQUIPMENT OPERATION:
- Operates ground maintenance equipment and floor cleaning equipment.
- Operates a motor vehicle.
REQUIRES QUALIFICATIONS (MINIMUM):
Graduation from high school, technical school or equivalency with an additional four (4) years custodial experience. At least four (4) years of responsible experience in building maintenance and any of the following trades (HVAC, Plumbing, carpentry, and Electrical).
Must possess and maintain a valid State of Connecticut drivers license.

While performing the duties of this job, the employee is regularly required to sit, stand, walk, handle small items with fingers, reach with hands and arms, talk and hear, ability to define colors. The employee is required to climb or balance, stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 80 pounds.
WORK ENVIRONMENT:
While performing the duties of this job, the employee may be exposed to fumes or airborne particles, caustic chemicals, cleaning solutions and chemicals. The employee is exposed to moving mechanical parts, outside weather conditions and vibration. The noise level in the work environment is usually moderate.
