What are the responsibilities and job description for the Project Manager/Owner's Representative position at Civil Investments, LLC?
We are seeking an experienced Project Manager (PM) to serve as an Owner's Representative for variety of residential and small commercial construction projects and to help manage an existing portfolio of real estate. This role involves managing both large projects overseen and constructed by outside General Contractors (GCs) and smaller projects where the PM will take full charge. The ideal candidate will have a strong background in construction project management with expertise in:
- Budget Management: Proficient with budgeting software (e.g., Procore, Sage, or similar). Responsible for creating, monitoring, and adjusting project budgets to ensure financial objectives are met.
- Scheduling: Experienced with scheduling tools (e.g., Microsoft Project, Primavera P6). Must be adept at developing and maintaining project schedules, identifying and mitigating delays.
- Independent Work: Ability to work autonomously with minimal oversight. The role requires proactive problem-solving, decision-making, and the capacity to adapt to changing project needs. It requires acquiring, scheduling, and managing subcontractors and assuring they show up when and perform their work effectively and efficiently.
Key Responsibilities:
- Oversee and coordinate all aspects of construction projects, from initiation to handover.
- Manage relationships with General Contractors, ensuring project specifications, quality, and timelines are adhered to.
- Handle smaller projects independently, taking responsibility for all facets including subcontractor management, procurement, and compliance with regulations.
- Manage repairs and maintenance for an existing real estate portfolio, ensuring timely and cost-effective execution.
- Provide weekly updates on project scope, schedule, and budget to stakeholders.
Requirements:
- Proven experience in construction project management, preferably as an Owner's Representative or similar role.
- Demonstrated proficiency with budgeting and scheduling software; familiarity with specific tools is a plus.
- Strong negotiation, communication, and leadership skills to manage diverse teams and stakeholder expectations.
- Ability to work independently, make decisions in the field, and manage multiple projects simultaneously.
- Excellent understanding of construction methods, materials, and legal regulations.
Compensation: Competitive, based on experience.
Schedule: Full-time schedule, Monday–Friday, with flexibility for project deadlines and urgent needs.
