We are seeking a CapEx Regional Manager interested in working for a growing and dynamic firm. This position is responsible for leading and managing capital projects focused on enhancing and upgrading acquired properties. The role involves overseeing the planning, budgeting, execution, and closeout of CapEx projects aimed at optimizing the value and functionality of the acquired assets.

- Base Salary: $70,000-$110,000 based on experience

About you:
- Seasoned (10 years) property manager with experience in stabilizing distressed assets; experience taking over unstable portfolios and/or receiverships is a must
- Significant leadership and management experience (5 years) with a proven ability to recruit, train, and supervise talented property teams
- Proficient in financial analysis, budgeting, and cost management for projects of different scales.
- Strong operational mind: ability to lead cross-functional teams and manage multiple projects of varying complexity simultaneously
- Strong understanding of project management methodologies and tools
- Familiarity with regulatory requirements and compliance for real estate CapEx projects
- Excellent communicator; able to professionally and compassionately work with colleagues, direct reports, vendors, and residents
- Proficient in Microsoft Office products, including Excel, Word, and Outlook
- Familiarity with Yardi Voyager and RentCafe a major plus
- Ability to lift 50 lbs and walk-up multiple flights of stairs

- Project Planning and Budgeting: Develop and manage detailed project plans and budgets for CapEx projects related to both small and large acquired buildings, ensuring alignment with investment goals.
- Stakeholder Management: Collaborate with internal teams, property owners, and external stakeholders to align project objectives with the overall strategy for the acquired properties.
- Vendor and Contractor Management: Select and oversee vendors, contractors, and suppliers, ensuring quality work and adherence to budgets and timelines for various scales of projects.
- Risk Management: Identify, assess, and mitigate risks associated with the CapEx projects, ensuring minimal disruption to property operations.
- Project Execution and Oversight: Lead the execution of CapEx projects across a portfolio of acquired buildings, ensuring timely, on-budget, and high-quality outcomes.
- Financial Reporting and Analysis: Monitor CapEx spending on each project, provide detailed financial analysis, and report on budget variances.
- Quality Assurance: Ensure that all improvements meet the required quality standards and comply with relevant building codes and regulations.
- Team Leadership: Manage and mentor project teams, providing direction and support tailored to the scale and complexity of each project.
- Project Closeout and Documentation: Oversee the completion of all project documentation and ensure a seamless transition of the upgraded properties to operations.
- Compliance and Regulatory Management: Ensure that all projects, whether large or small, adhere to relevant regulatory and compliance requirements.
Salary : $70,000 - $110,000
