What are the responsibilities and job description for the Leasing Manager position at Coastal Ridge Real Estate?
As a Leasing Manager, you’ll contribute to all aspects of leasing production at your property as well as perform management and administrative functions to ensure the property is performing at its highest potential. This is a full-time, non-exempt position reporting to the Property Manager.
Luxe at The Highlands is a 166-unit mid-rise apartment community located off Sawmill Road and 161 in Columbus, OH. Luxe at The Highlands features one and two-bedroom apartments with charcoal hardwood floors, quartz countertops, custom tile backsplash, and antique brass fixtures throughout each apartment. Residents have access to a resort-style pool and jacuzzi with private cabanas, well-being salon and fitness studio with yoga room, Peloton bikes, rowing machines and Techno Fitness, a pet spa, and a movie theater.
Harper House and Graham Park at The Highlands are luxury apartments located off of Sawmill Road and 161 in Columbus, OH. Combined, the sister properties have 433-units featuring one and two-bedroom apartments. Residents have access to luxuries such as a health club and spa with ladies and gentleman’s lounge with lockers, steam room, and sauna, resort-style pool with private cabanas, fitness center, grilling stations, outdoor fire pits, as well as a resident lounge with a movie theater, billiards, and arcade games.
Your Responsibilities:
- Participate in all aspects of the leasing process which includes ensuring all leads are properly entered into Entrata, contacted, and followed up on; greeting prospects and providing tours; closing the sale; assisting prospects through the application and lease process, including ensuring the proper preparation and execution of the lease agreement and all screening procedures; monitoring and participating in the resident renewal process, and ensuring the clubhouse, model and all tour routes are maintained to the highest standard of cleanliness.
- Ensure that both individual and group leasing targets are achieved for the community and proactively communicate and work with the Property Manager through both opportunities and threats.
- Ensure both individual and team knowledge of the competitive landscape of the market by shopping competitors and keeping updated records of all offerings within the market.
- Establish an in-depth understanding of the property including selling points of the site and frequent objections from prospects, site leasing trends, traffic patterns, and product availability.
- Provide support and assistance to all customer service efforts at the community, including dealing with escalated resident complaints.
- Coordinate and participate in site marketing efforts and events to gain prospects and retain residents.
- Guide the leasing team in their leasing and marketing efforts, ensuring proper expectations are set and tools and resources needed for success are given.
- Assist the Property Manager in the preparation of weekly and monthly reporting requirements.
- Other tasks as directed and assigned.
Required Qualifications:
- High school diploma or equivalent required, bachelor’s degree preferred.
- Must have or be willing to obtain all licenses and/or certifications as required by State and Local jurisdictions.
- Previous leasing and/or sales experience required. Experience in multifamily, student housing preferred.
- Previous experience with property management software such as Entrata, OneSite and Realpage products preferred.
- Intermediate experience with Microsoft Excel, including experience creating formulas, sorting, filtering, etc. preferred.
- May be required to participate in on call requirements on an as needed basis.
