What are the responsibilities and job description for the Building Trades Technician II - Property Management position at Cobb County Government?
The purpose of this classification is to perform intermediate to high level skilled trades work in the renovation and maintenance of County-owned buildings and facilities.Performs skilled and highly skilled trades work in the maintenance, repair and/or renovation of county buildings and facilities and related mechanical, plumbing, and electrical equipment: ensures environmentally safe working and business conditions in buildings and facilities; may design and draw project plans for work to be completed; and reads blueprints or other design drawings to determine work to be performed.
Ensures that operation, construction, and maintenance of buildings, equipment, and systems are in compliance with applicable laws, codes, regulations, and standards: conducts maintenance inspections of buildings, equipment, grounds, and facilities to identify potential problems, unsafe conditions, and needed repairs; and initiates any actions necessary to correct deviations or violations.
Performs building maintenance, renovations and repair tasks: removes or installs fixtures and appliances;.
Determines materials needed to complete projects: provides cost projections as requested; gathers equipment, tools, parts, and supplies; monitors inventory levels; and orders new or replacement materials equipment as required.
Supervises other maintenance staff and contractors in performing maintenance or repair duties: ensures the safe and proper operation of trades tools and power equipment; and adheres to prescribed safety standards and regulatory requirements.
Performs various electrical tasks: troubleshoots electrical problems; installs and replaces electrical wiring, receptacles and switches; establishes electrical connections; repairs electrical components; trips or replaces breaker; and replaces light bulbs and ballasts.
Performs various plumbing tasks: troubleshoots plumbing problems: installs, repairs and replaces pump-mechanical equipment and plumbing systems and fixtures; clears and unblocks water lines and drains; repairs steam lines, toilets, sinks, faucets, drinking fountains, etc.; solders pipes; and repairs plumbing leaks.
Performs general maintenance and repairs to heating and air-conditioning systems: installs or repairs duct systems; replaces filters; and assists with the troubleshooting of heating and air-conditioning system problems.
Requires the ability to communicate, report and complete work orders using technology such as a Smartphone or tablet and associated applications; may require ability to utilize specialized software and equipment related to job function.
Responsible for purchasing construction and maintenance related items; accountable for delivery of related financial paperwork to administrative staff.
Performs other related duties as assigned.
Minimum Qualifications
High School Diploma or GED required, supplemented by some vocational or technical training in one or more building trades; supplemented by three years of experience in building construction, maintenance and repair.
Preferred Qualifications
HVAC experience preferredMust possess and maintain a valid Driver's License.
Tasks require the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds).
