We are currently partnered with the self storage arm of a top real estate investment manager that is look for a Self Storage Asset Manager to join the team to cover the Southeast and Texas. This is a dynamic role within a top tier real estate organization that will allow the right candidate to have a significant ownership over their real portfolio and the ability to make an impact on the firms asset strategy and profitability.
Key Responsibilities
Asset Strategy & Planning
Develop and execute strategic business plans to enhance asset performance and value.
Create annual operating budgets and multi-year forecasts, including revenue targets, capital expenditures, and operational goals.
Work closely with senior leadership to identify value-add opportunities and cost efficiencies for portfolio assets.
Operational Oversight
Partner with property management teams to ensure assets are operating at optimal performance.
Monitor day-to-day operations, leasing activity, and occupancy levels to drive revenue growth and improve NOI.
Conduct site visits to review operational processes and address performance challenges.
Performance Monitoring & Reporting
Track asset performance against budgets, identifying trends, variances, and opportunities for improvement.
Prepare regular performance reports and present findings to internal stakeholders and investors.
Utilize KPIs, such as occupancy rates, rental income, and expense control, to assess and optimize asset performance.
Capital Projects & Improvements
Oversee capital improvement projects, ensuring timely completion and adherence to budgets.
Evaluate opportunities for property enhancements, renovations, or expansions that drive asset value.
Valuation & Analysis
Support valuations for acquisitions, dispositions, and refinancing activities (preferred but not required).
Collaborate with finance and investment teams to analyze asset data and market trends.
Stakeholder Collaboration
Partner with internal teams, including property management, finance, legal, and capital markets, to align asset strategies with company objectives.
Maintain strong relationships with third-party vendors, property managers, and industry partners.
Qualifications & Experience
8-12 years of real estate experience, with at least 4 years in self-storage asset management.
Proven success in asset strategy development, operations, and performance optimization.
Bachelor’s degree in Real Estate, Finance, Business Administration, or related field.
Strong operational focus with the ability to identify inefficiencies and implement improvements.
Experience with performance tracking, budgeting, and reporting.
Proficiency in Excel for financial analysis and performance modeling.
Knowledge of self-storage management platforms and tools is a plus.
Excellent problem-solving and decision-making skills.
Strong communication and presentation abilities, with experience interfacing with senior leadership.
Ability to travel as needed to portfolio locations across the Southeast and Texas.
