Job Description
We are seeking a Commercial Property Manager to join our growing property management department in Victorville, CA. Our goal is to promote and maintain a positive, fun and professional atmosphere while providing superior support for our clients. The Property Manager role would encompass a full spectrum of duties within the Property Management Department of Coldwell Banker Commercial.
We are seeking a person with excellent attention to detail, property management experience, excellent communication skills, the ability to prioritize, multi-task, work independently, solve problems and follow-through. (not an onsite manager position)
Responsibilities/Essential Functions
1. Administer the collection of tenant rent, expenses and compliance with lease terms.
2. CAM reconciliation and Budget experience
3. Approve expenditures and submit cash requests to property owners.
4. Negotiate vendor contracts, manage day-to-day relationships and monitor vendor performance.
5. Respond to tenant needs and coordinate with maintenance staff to resolve problems.
6. Coordinate and supervise tenant improvements and capital repair projects.
7. Oversee tenant move-ins and move-outs
8. Notification of lease expiration and renewal dates.
9. Participate in regular inspections of buildings including tenant suites, common areas; building exteriors, and landscape to ensure efficiency and effectiveness of building personnel, equipment and operations.
Desirable Qualifications
- 3 to 5 years of verifiable experience as property manager of commercial property management or other relevant work experience
- Yardi, Appfolio, Tenant Pro or other property management software
- Position requires infrequent local travel (25% of the time)
- California real estate license highly desirable
