JOB DESCRIPTION SUMMARY: The basic function of the Estimator is to work in conjunction with the Purchasing Manager to provide cost estimating and buyout services for Cole West projects.
DUTIES INCLUDE (but not limited to):
- Perform quantity takeoffs and quantity surveys of plans at various stages of development
- Help compile conceptual construction cost estimates based on historical cost data
- Contact and coordinate with trade partners to develop conceptual project estimates
- Assist in the issuance of invitations to bid CW Build projects and help manage bid solicitation
- Collect, review, and compile subcontractor bids into final contract values
- Evaluate subcontractor bids for accuracy and completeness
- Help prepare subcontracts for review by the Director of Operations, Director of Construction Management, and Division President to review and issue.
- Understand historical project costs in the CW Build historical database to help maintain cost efficiencies across all projects.
- Provide Value engineering and cost savings options on projects at various stages of design
- Coordinate with architects, engineers, designers, and owner’s representatives to ensure project designs meet the intended project budget
- Review project documents for construction feasibility and provide drawing redlines to design professionals
QUALIFICATIONS:
- Bachelor’s degree preferred with extra consideration for MRED, MBA, or MSF
- 2 years related experience in residential construction estimating
- Self-starter and highly motivated with attention to detail
- Strong project management, and budgeting skills
- Familiarity with reading and understanding project plans
- Ability to direct numerous professional consultants efficiently and effectively and oversee multiple projects at one time
- Excellent communication, team building, resource management and conflict resolution skills
- Highly knowledgeable in construction, real estate, and business management
- Maintains a network of professional connections with trade partners across the region
