JOB DESCRIPTION SUMMARY The basic function of the Director of Sales is to be responsible for leading the company’s revenue and marketing efforts and execution of its plan.
DUTIES INCLUDE (but not limited to):
- Create, drive, and implement all aspects of company sales operations, vision, and goals. Responsibilities include local real estate market expert and chief strategist for all sales efforts.
- Recruit, Select, Train, Lead and Motivate all Sales Consultants and Sales Office Staff. Monitor and appraise direct report performance based on company and individual sales goals.
- Consult Division President and provide leadership to identify and execute on yearly sales goals and forecast revenue. Establish and execute all marketing efforts to drive business plan goals and increase market share and brand awareness.
- Negotiate contracts with Division President
- Face of company for all escalated buyer concerns and assist sales consultants with backlog management.
- Provide feedback on company and community marketing plans, community events, community marketing collateral, new model home sales office set up, grand openings, email campaigns, and signage plans.
- Review community traffic reports and work directly with community sales consultants on marketing needs based on traffic patterns, competition, and sales pace.
- Responsible for presenting monthly updates and supporting quarterly marketing plans for the Cole West Brand.
- Develop and Manage company sales budget to achieve target revenue and work directly with vendor contacts.
- Provide feedback on all aspects of company website, online advertising, and social media marketing efforts.
- Assist all division heads in establishing quality standards and service levels.
- Perform other related duties as requested by the President.
EXPERIENCE
- Bachelor’s degree preferred
- Minimum of 5 years’ experience in related field, resort and master planned community homebuilding experience preferred.
- Ability to oversee multiple projects at one time
- Excellent communication, team building, resource management and conflict resolution skills a must
- Strong negotiation skills to resolve field issues with subcontractor, design team and/or owner
- MS Office skills required, including Word, Excel, and PowerPoint
