We are seeking a full-time Experienced Maintenance Supervisor to join our team at a large community in Zanesville, OH.
Job Summary :
The Maintenance Supervisor will oversee the maintenance and repairs of the property's electrical, plumbing, heating, ventilation, and air conditioning (HVAC) systems, carpentry, painting, and other building systems.
Duties / Responsibilities :
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Ensure the completion of all market-ready apartments, emergency and non-emergency service requests, various maintenance activities, and community inspections
- Periodically check the work progress of each maintenance team member and provide immediate assistance and instruction as needed
- Assist Property Manager with updating make-ready board and ensuring that unit turns are competed in a timely manner.
- Work along with the maintenance team in maintaining grounds and common areas and keeping them free of trash and debris
- Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials
- Respond to maintenance work orders, follow up with residents and office staff, direct and oversee work of independent contractors and vendors, and work in an on-call rotation
- Organizes and oversees the schedules and work of maintenance staff.
- Performs other related duties as assigned.
Required Skills / Abilities :
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
- Excellent analytical and problem-solving skills.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Excellent management and supervisory skills.
Education and Experience :
At least five years of maintenance experience required.
Physical Requirements :
- Prolonged periods of standing and walking.
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Must be able to lift up to 50 pounds at a time.
Job Classification :
This position is full-time nonexempt (eligible for *overtime).
