Commercial Maintenance Technician

Essential Functions:

Responsible for the maintenance operations of commercial properties. 

 Qualifications:

·        Strong communication, organization and follow-up skills

·        Multi-tasking ability

·        Three years of commercial facility or maintenance experience

·        HVAC, electrical, plumbing, painting, carpentry experience

·        Some college coursework preferred

·        Own tools and vehicle

Operations Responsibilities:

·        Ensure timely response to work orders and quality repairs and appropriate tenant follow-up to ensure satisfaction.

·        Following procedures, review, inspect and cause to be maintained the physical and aesthetic condition of the property.

·        As required, assist property manager to contract for, supervise, and document tenant improvements, building modernization, and rehabilitation, following standard procedures.

·        Participate in 24/7 on-call rotation.  Be available to immediately respond to afterhours emergencies as needed.

Maintenance Duties:

·        Respond timely to property work order requests.

·        Perform minor electrical, bulbs, ballasts, switches, minor wiring etc., to all building systems.

·        Maintain all emergency lights and exit lights in proper working order at all times.

·        Perform minor plumbing; unclog drains, sinks, toilets and water fountains as necessary and repair.

·        Perform minor carpentry, ceiling tiles replacement, drywall repairs, door repairs, hardware repairs, keying, etc., on building.

·        Perform minor painting, staining, etc. throughout the property both interior and exterior.

·        Maintain and repair fences, gates and railings.

·        Maintain and repair water fountains at designated locations.

·        Maintain and repair parking equipment at designated locations.

·        Work with preventive maintenance contractor to maintain building equipment including boilers, hot water heaters, chillers and all building system equipment.

·        Maintain and repair building signage, both interior and exterior.

·        Other duties as assigned by property manager.
