Overview
Develop, implement, and manage the corporate maintenance program for the repair and maintenance of facilities, grounds, building systems, and associated equipment, inclusive of all CBHA site locations. The Director of Facilities also coordinates building lease agreements, governmental requirements regarding zoning, traffic, hazardous waste and participating in construction and remodeling projects.
Responsibilities
Building Systems Operations and Maintenance
Develop and execute short and long-range plans (project prioritization, budget, and scheduling.) for repairs and, preventative maintenance of all CBHA-owned buildings, including renovations of buildings, systems and grounds.
Develops and maintains Preventive Maintenance Programs/Schedules for all major equipment, taking into consideration the useful lifespan of equipment and replacement timelines.
Develops maintenance quality standards and a system for ensuring compliance with accreditation agencies and federal, state and local regulations.
Perform routine inspections of exam rooms, waiting areas, overall facilities, and grounds to ensure facilities and associated equipment are functioning properly and that a professional appearance is maintained.
Troubleshoot facility problems, emergencies, and implement appropriate improvements.
Coordinate procurement of equipment, supplies and materials to perform required duties effectively and efficiently.
Serve as a point of contact for employees for facilities questions and issues
Manages response to urgent maintenance calls for all CBHA locations during and after work-hours.
Prioritize organizational needs, complaints, work orders, and coordinating with other departments to schedule a time frame for completion and scheduling work assignments.
Facility Vendor Management
Supervises and coordinates all contracted maintenance service and repairs pertaining to buildings, grounds, vehicles and equipment. Obtains competitive quotes when appropriate and ensures invoices are not paid until work is completed.
Manages contracts for maintenance services by outside vendors and ensure the adherence to applicable codes, laws, rules, regulations, standards, policies and procedures.
Supports Clinic Managers in snow and ice removal at all clinics to reduce winter safety hazards.
Facility Compliance
Provides oversight of staff performance, ensuring compliance to company policies and government regulations.
Respond to urgent maintenance and security calls for all CBHA locations during work-hours and after-hours.
Conducts building audits on furniture, art and equipment placement.
Prepare and complete various forms, reports, correspondence, purchase orders, budget documents, plans, records and presentations.
Develop/manage policies such as inspection of fire extinguishers, smoke alarms, etc., to ensure that all CBHA buildings meet the local, state, and federal health and safety requirements
Staff Management
Schedules, plans, organizes and manages staff responsible for maintenance, repair, and upkeep of CBHA buildings, facilities, and grounds.
Fulfills supervisory responsibilities for direct report positions, including hiring, performance evaluations, training, coaching, etc.
Assures development and contribution of staff through effective training, directing and performance management ensuring a high level of technical/organizational skills.
Oversees organization training compliance of direct reports.
Engages site employees in community outreach and involvement events.
Provides a desirable work environment within the department to ensure a high level of morale and job satisfaction with minimal turnover.

Promotes a positive work culture and upholds clinic policies and procedures, including the WE CARE standards of Behavior.
2. Upholds confidentiality at all times in regards to CBHA activities, reports, financials, patient health information and other proprietary information specific to CBHA.
Professional and Technical Knowledge:
Possesses Bachelor’s degree in Facility Management, Engineering or related field, or a minimum of 5 years of equivalent work experience in a similar position.
Two to three years progressively responsible experience in building systems and maintenance, grounds maintenance, security services and custodial services
Two years of supervisory experience required.
Comprehensive knowledge of equipment and facility maintenance programs and procedures.
Thorough knowledge of safety principles and practices.
Ability to identify and mitigate unsafe conditions or work practices.
Technical Skills:
Possesses experience with information technology and modern business operating software systems.
Ability to prepare more complex documents in Microsoft Office, including creating tables, charts, graphs and other elements.
Ability to use Microsoft Excel to analyze data, including the use of formulas, functions, lookup tables and other standard spreadsheet elements.
Ability to track progress and task completion in Smartsheet or similar program.

Travel:
Frequent travel to various clinic sites is required.
