What are the responsibilities and job description for the Maintenance, Buildings and Grounds Manager position at Columbiana Exempted Village School District?
1.Maintain the upkeep of the buildings and grounds of the district (clean, neat, safe and efficient).2.Direct and perform routine maintenance out of the scope or ability of custodial staff.3.Maintain inventory of cleaning supplies and order supplies as necessary.4.Verify building level custodial work performed and quality of work with assigned duties as needed. 5.Responsibility, in conjunction with the building principal, for the scheduling of custodial personnel and scheduling of substitute custodial personnel as needed. 6.Examines and inspects Buildings log of repairs and makes recommendations for improvement, as needed.7.Schedules, directs, and may perform a variety of basic skills related to building and equipment maintenance work, including but not limited to electrical, plumbing, HVAC, locksmith work, carpentry, cleaning, painting, mowing and snow removal.8.Verifies with daylight custodial staff that the premises are left clean and safe when after-school activities are conducted. 9.Works with Maintenance Supervisor to assign custodial staff for the preparations for special events.10.Oversees the maintenance of records and files related to warranties, inspections, preventative maintenance, vendors, keys, lock combinations, purchase requisitions, work orders, operating equipment and maintenance, inventory and supply records as required for each building within the district.
11.Open and secure buildings ensuring the safety and security of the facilities in the district.12.Oversees and assists custodial staff in seasonal maintenance.13. Performs the necessary maintenance of the ventilation, heating, and/or air conditioning equipment. 14.Schedules, contacts, and is involved with all third-party maintenance of all facilities in the event the maintenance supervisor is not available. 15.Monitors intra district and contract project work, which may include new construction and renovations.
16.Makes recommendations to the maintenance supervisor for outside service and repairs.17.Oversees and recommends for purchase necessary equipment and supplies and issues equipment and supplies from the building level to the maintenance supervisor. 18.Responsible for the direction and inspection of all work connected with the operation and maintenance of all buildings and grounds. Reports incomplete repairs or maintenance to building principal and/or maintenance supervisor.19.May perform custodial work outside of the routine school year cleaning completed by custodians. However, may be requested to complete routine work under direction of building principals, maintenance supervisor or superintendent as needed.20.Orients and trains custodial personnel, including training in the necessary maintenance and operation of systems and equipment.
21.Organizes the implementation of a program of preventative maintenance for the district including, but not limited to, necessary (daily, weekly, ongoing, etc.) cleaning/maintenance duties for custodial personnel.22.Completes all required training necessary for the maintenance and operation of all mechanical systems in the district including, but not limited to, HVAC, sound systems, fire suppression systems, and plumbing systems.23.Performs all tasks and is available when necessary for emergency situations as directed by the Superintendent of Schools and his/her designees.
