Job Summary:
The Facilities Maintenance Supervisor manages and coordinates activities of maintenance staff to ensure that museum buildings, grounds, mechanical systems, vehicles and other associated equipment are maintained in a clean, safe, and orderly condition supporting the Columbus Museum of Art’s mission of creating great experiences with great art for everyone.
The individual provides hands on assistance and guidance for the maintenance team including scheduling, assigning work, procuring materials and supplies, and ensuring equipment reliability through the preventative maintenance program. They apply their diverse knowledge of Facilities Systems Operations and Maintenance routinely while performing technical diagnoses, troubleshooting, repairs and maintenance as required. The ability to work within a team environment to contribute and provide results is critical. Additionally, the individual must be able to set priorities and maintain flexibility. Strong verbal and written communication are required utilizing a professional and respectful approach to co-workers, visitors, and public.
Duties & Responsibilities:
- Plans, schedules, supervises, and trains Facilities Maintenance Technicians to provide for high work quality, productivity, and smooth daily operations.
- Perform facility operations for multiple locations, preventive maintenance and repairs. Assist in the development of facility operation and maintenance schedules while managing cost within the established budgets
- In conjunction with the Facilities Director, plan, schedule, and assign daily maintenance work order, preventative maintenance activities, and special or long-term projects.
- Regularly performs hands-on maintenance according to the work order system.
- Assists Facilities Director in conducting regular building and equipment inspections to ensure quality and safety and identify maintenance trends and future requirements.
- Reviews and manages preventative maintenance program to ensure proper care of building and its equipment.
- Confirm work orders are assigned, completed, documented, and closed out in the system in a timely manner.
- Works to implement new maintenance training and initiatives for integration into the daily operations.
- Complies with all applicable safety rules, regulations, standards, and emergency procedures, including OSHA, federal, state, and local security and safety rules, regulations, and established industry safety and security techniques and standards. Plans work with safety and security front of mind. Continually assesses safety conditions to ensure individual and workplace safety, and safety of visitors and staff. Promotes visitor safety and building security.
- Assists the management of outside contracts and contractors with the Facilities Director and maintains updated knowledge of the contract requirements.
- Regularly inspects completed work performed by staff and vendors. Routinely inspects the Museum grounds relative to maintenance standards. Performs corrective or remedial duties as necessary.
- Works with the Facilities Director on construction-related projects and reviews all construction documents and proposed changes.
- Maintain facility workspaces, tools, and equipment.
- Identify facility risks and operational problems. Recommend appropriate, sound, and effective solutions, utilizing their advanced technical skills.
- Works withthe Facilities Director in developing, revising guidelines, procedures, policies, and rules.
- Perform fill-in or substitute duties as necessary.
- Assists with building evacuation if necessary.
- In conjunction with the Facilities Director identify requisitions for supplies, materials, and equipment Maintain stock of facility parts, and supplies.
- Respond to after-hours emergency calls as needed (rotating on-call schedule).
- Maintains organized and clean work areas.
- Uses excellent customer service skills and professionalism to establish and maintain effective working relationships with other staff, trustees, donors, volunteers, and all members of the public.
- Attendance at work is an essential function of this possition.

Qualifications:
- High School Diploma or GED. Ability to read, write, perform basic math.
- Additional vocational/technical training desired.
- Five (5) years of general maintenance experience, operations and/or facilities maintenance and construction work, including physical plant equipment and machinery, scheduling and supervision.
- Two (2) years of specialized experience relative to repair, maintenance and equipment repair.
- Two (2) years of supervisory and program administration experience.
- Knowledge of building maintenance techniques, plumbing, HVAC, building sanitation, fire and safety, electrical systems, grounds maintenance, painting and carpentry, regulations and procedures, and universal building codes.
- Preventative maintenance experience and oversight experience.
- Excellent communications skills required. Talking to others to convey information effectively and active listening, giving full attention to what others are saying, taking time to understand the points being made, asking questions as apporpriate, and not interrupting at inappropriate times.
- Must be able to read and follow written instructions.
- Must be able to establish and maintain working relationships with co-workers, other museum staff members, volunteers, and public.

Work Environment:
The noise level in the work environment is moderate.
While performing the duties of this job, the employee occasionally works near moving mechanical parts. Work is performed inside/outside in all types of weather conditions. The employee is occasionally exposed to cold, wet and/or humid conditions and lightning.
Salary : $56,000 - $60,000
