Overview
The Commercial 1 Construction Superintendent coordinates all site construction activities and supervises all field personnel as required to successfully complete multiple projects on schedule and within budget. This includes maintaining the highest level of quality and supervising all trade and field personnel while administering good construction safety practices with all on-site activities and training. Maintains the job site office and closes out projects. This role reports to the Director and General Manager.
CORE RESPONSIBILITIES
· Leading and managing the on-site construction team.
· Coordinating and overseeing all work on site.
· Manages the construction process while identifying and solving problems that arise.
· Attends and possibly leads operations, production, and client meetings.
· Maintains positive relationships with customers, contractors, suppliers, and other employees.
· Review and help build project schedules with the Estimator and Project Manager.
· Following the project, timeline to ensure deadlines are met.
· Ensuring quality standards are met.
· Reviewing and becoming familiar with the schedule and budget and ensuring adherence to these.
· Placing orders for services and materials, and responsible for equipment and on-site materials.
· Maintaining, updating, and sending records for a project such as daily field reports, field orders, RFI, job-site plans changes and updates, and Change Orders.
· Works with local municipalities to ensure proper building techniques are being used and costs managed. Responsible for making sure all inspections are scheduled and finalized.
· Ensures project completion of all final punch lists before they are closed/occupied.
· Promotes job site safety, encourages safe work practices, conducts safety meetings, maintains Jobsite OSHA compliance, and rectifies job site hazards immediately.
· Monitoring and ensuring all company employees and contractors are adhering to on-site safety compliance, cleanliness, and orderliness.
· Ensures completion of all final punch lists and projects are completed before the site is closed/occupied.
· Approves all sub-contractor invoices and invoices associated with Change Orders.
· Updates and maintains Job Cost Control Documentation and closeout documentation.
