Position Summary:
As an integral part of our Property Management team, you will play a crucial role in maintaining documentation and addressing tenant issues. We are specifically looking for experience in commercial real estate related to shopping centers and retail triple-net properties (e.g. restaurants, drug stores, banks buildings, etc.).
Key Responsibilities:
Duties and responsibilities include but are not limited to:
Responsible for operation and daily management of assigned properties consisting mainly of triple net leases. (Operational and Administrative)
Attend to daily maintenance calls (roof leaks, potholes, a/c, and overall repairs) reported at the properties.
Work closely with Tenants, Vendors and other Property Managers.
Responsible for the preparation of monthly invoices and collection of rent.
Responsible for rent increases and prorations that need to be sent to Tenants in accordance with the Lease.
Review and forward to Tenants any violations issued by City Officials and make sure they are complied with and avoid fines/liens against the properties.
Request updated Tenant certificates of insurance as they expired and input into the Yardi system.
Once real estate tax bills are received, forward to Tenants for payment if applicable and update into the Yardy system.
Maintain Tenant Emergency Contact Information in case of any emergencies.
Set up, maintain, and update unit and occupant information on Yardi software.
Work closely with accounting department on the approval of property bills, budgets, etc.
Facilitate Tenants with Letters of Authorization, Permit Applications, Notices of Commencement as needed/required for property improvements and/or renovations.
Notify Tenants immediately upon receipt of any lawsuits/complaints pertaining to their respective properties.
Assist with Tenant evictions as necessary.
Maintain management files. Filing, scanning, faxing, mailing, etc.
Job Type: Full-time
Pay: $58,000.00 - $62,000.00 per year
