Responsible for the daily operations of the Property Management portfolio across 5 states. The main responsibilities are to train staff and ensure company, building owner and tenant requirements are met.
Key Responsibilities:
- Manage, train, and lead staff assigned to properties such as Property Managers, Assistant Property Managers, Building engineers, Day Porters, Fire directors and Greeters.
- Ensure Property Managers are leading / managing building engineers to ensure tenant requests and work orders are completed in a timely manner.
- Responsible for ensuring the Property Managers are maintaining and enhancing the interior and exterior physical attractiveness of managed properties through accountability of service providers and attention to detail as well as strategic consideration of capital improvements.
- Complete site visits to each property two to four times per year.
- Manage the planning, budgeting, and control of operating and capital expenditures. Prepare annual budgets, forecasts, management plans, monthly financial reports, and variance reports. Understands and provides explanation for variances.
- Manage the financial performance of assigned properties.
- Manage current vendor relationships and seek out vendors who are high quality, dependable and cost effective.
- Create and ensure team adheres to Property Management operational policies and procedures, with an emphasis on regulatory compliance, life safety/NFPA policies and procedures.
- Ensure management and supplier agreements are appropriately documented and mitigate risk to our company, building owners and its investors / clients.
- In coordination with the Vice President of Property Management, educate Associates on safety policies and monitor adherence.
- Proven record of providing excellent internal and external customer service.
- Experience with developing and managing to detailed financial budgets, ability to effectively report, and capability to provide effective analysis that will improve property performance.
- Proven prior experience in managing high identity properties of similar scale.
- Demonstrated leadership ability and success in managing multifaceted teams.
- Experience managing a variety of vendors.
- High energy and constant positive attitude.
- Excellent oral and written communication skills.
- Use of various computer software applications related to general business practices. Ability to quickly learn Yardi Accounting and Property Management software program if no prior experience.
- Bachelor’s degree and evidence of continuing education. Requirement for Bachelor’s degree may be waived based on experience and track record.
