Job Title : CMA Director of Onsite Association ManagementReports To : Chief Operating OfficerJob Type : Full TimeJob Status : Non-ExemptPosition OverviewThe Director of Onsite Association Management provides strong leadership, vision, and direction for the Onsite Division Managers at CMA. This role requires effective communication of priorities and directives while ensuring alignment with CMA's strategic objectives. The Director collaborates with upper management, accounting, administrative, and human resources staff to support the company's growth, new initiatives, and client retention. Additionally, the Director works closely with the Outer Market Regional Director to maintain a consistent corporate message.Major Tasks & ResponsibilitiesOversee the daily operations of Onsite Division Managers, including training, career development, coaching, and performance management.Ensure Onsite Division Managers are well-informed on CMA initiatives and programs.Develop a tracking system to monitor manager performance and client satisfaction.Conduct monthly in-person meetings and an additional virtual meeting to include outer markets.Organize at least one team-building event for Onsite Division Managers annually.Provide support for Onsite Division Managers on disciplinary actions as needed.Manage expenses and resources effectively to drive growth and resolve operational issues.Assist with the recruitment and hiring of Onsite Community Association Managers (CAMs) in Georgia.Partner with the Regional Director of Outer Market Operations & Director of Association Management Atlanta to ensure a cohesive management approach.Engage high-end Onsite clients by offering enhanced CMA representation.Continuously evaluate Division Managers' performance and provide constructive feedback through annual performance reviews.Proactively monitor Onsite client satisfaction, attend meetings, and implement strategies to achieve a retention goal of over 98%.Identify new opportunities to drive a minimum market share growth of 5% through strategic partnerships, innovative solutions, and targeted sales initiatives.Provide PTO coverage for Onsite Division Managers as necessary.Oversee Vantaca processes, reporting, and interdepartmental improvements to enhance service quality.Key AccountabilitiesEngage with top revenue-producing Onsite association boards through meetings, check-ins, and project support.Maintain oversight of Onsite divisional properties, tracking at-risk accounts, and implementing retention strategies.Foster a corporate-driven work environment that aligns with CMA initiatives and promotes ancillary programs and preferred vendor partnerships.Lead the region in developing independent, efficient managers by mentoring both new and experienced team members.Collaborate with Onsite Division Managers to drive revenue growth of 5% or ensure alignment with CMA's minimums.Adhere to corporate and HR policies when recognizing or disciplining Onsite team members.Hold leadership accountable for Onsite divisional performance and compliance with corporate initiatives.Nature & ScopeRequires attendance at evening meetings as needed.Based at the Atlanta Corporate Office, working onsite or at properties five days per week.Direct interaction with Onsite Division Managers, Boards, managers, and homeowners, necessitating strong interpersonal and communication skills.Collaborates with the executive team and various CMA departments.Must demonstrate strong decision-making skills and the ability to handle complex situations effectively.Requires a positive attitude, strong work ethic, and adaptability to company needs.Education & QualificationsBachelor's Degree required.Active State Real Estate Sales or State Community Association Manager (CAM) License.Driver's License (Required) - Clean record.Community Association Institute Designations (Preferred).Proficiency in Microsoft Office applications and Outlook.Familiarity with all CMA systems.Understanding of budgeting and accounting processes.Advanced Excel skills (including formulas, look-ups, and pivot tables).Experience RequiredProven experience in mentoring, motivational leadership, project management, and professional presentations.Minimum of 8 years in HOA and Condominium Association Management (10 years preferred).At least 8 years with CMA (10 years preferred).Supervisory experience required.Strong business acumen, professionalism, and interpersonal skills.A positive outlook on the industry and CMA's mission.Environmental and Physical RequirementsAbility to attend evening meetings and perform site visits as needed.Frequent travel to Onsite Associations, requiring reliable transportation.Occasional physical demands, including the lifting of boxes up to 30 pounds and extended periods of sitting, standing, or walking.DisclaimerThe above information in this description has been designed to indicate the general nature and level of work performed by employees within this classification.
