THE ROLE
As a Project Manager at Compass Development, you will manage real estate development and construction projects for key clients. For this position, some experience working with public entities will be valuable to serve a new client. Responsibilities shall include leading a multi-disciplinary team to successfully deliver projects, providing day to day project management and oversight of complex, small and large-scale projects which may include multiple phases. You will act as a liaison between contractors, the design team, and the client, holding team members accountable for meeting schedule, budget, and quality commitments.

RESPONSIBILITIES
• Work with client to complete Project Charter at initiation of project
• Work with Owner to develop project budget
• Create and maintain Anticipated Cost Report, as well as any other Owner and /or Lender reporting process
• Create and maintain Project Milestone Schedule (in Microsoft Project)
• Procurement – Team Selection (architects, engineers, contractors, etc.)
• Identify individual work packages and draft scopes for each
• Draft Request for Proposals (RFP) as well as issue the RFP package, and manage the process to receiving the responses
• Review responses and level bids
• Make recommendations to client
• Review and negotiate contract documents, administer contracts through the duration of the project.
• Manage entitlement process and agency review
• Manage project design team, maintain action item list, and relentlessly follow up with team members to ensure that all deadlines are met in support of the project.
• Identify risks to budget and schedule, develop mitigating strategies and inform client of both as issues arise
• Document controls – maintain files in accordance with company and project standards.
• Facilitate/Chair regular meetings with client and project team to include scheduling the meeting, creating the agenda, taking and issuing meeting minutes, as well as reviewing meeting minutes issued by others.
• Review and approve all invoicing. Manage loan draw and payment process
• Complete monthly pay application review and processing and lien waiver tracking
• Manage all project-related communication. Provide regular updates to client. Complete monthly Project Summary Reports
• Monitor agency review and permitting process and expedite same
• Work with design team to manage quality assurance/quality control standards and establish benchmarks for periodic quality assessments. Address issues with general contractor and follow up until completed.
• Visit projects under construction on a weekly basis and walk project to review quality and schedule issues
• Monitor job progress and work with team members to mitigate cost and schedule issues.
• Take construction job site pictures during site walks
• Monitor RFI process to ensure timely resolution to issues
• Monitor submittal process to ensure timely issuance and approval
• Actively participate in resolving design and construction related issues in the field
• Advocate for client in negotiation of change orders and delay claims.
• Review and negotiate all change orders, present justification to client, and process for signature and ACR
• Complete/Review all project close-out items

QUALIFICATIONS
• Bachelor's degree in a related field of study and at least 10 years of experience in a related field. Additional experience in the field can be acceptable in lieu of a degree.
• Experience working in project management specifically for public entity clients.
• Familiar with contracts, pay applications, lien releases and other project documentation
• Exceptional verbal, written, and presentation skills.
• Ability to work effectively both independently and as a team leader.
• Experience using computers for a variety of tasks.
