Job Title : Senior Business Manager

Pay Range : $100,00-140,000
Location : We are looking for a Director of Business in Chino, California OR Monroe Township, NJ
Responsibilities :
- Warehouse Leasing : Coordinate warehouse leasing matters within the region, including liaising with brokers, maintaining and evaluating warehouse resources, negotiating rental prices, and signing contracts. Collaborate with BU / regions to assess and obtain move-in permits.
- Warehouse Exit : Manage warehouse exit procedures for the region, including communicating with landlords about exit matters and coordinating repairs and restorations with the regional team.
- Bulk Procurement : Develop and maintain suppliers for bulk materials (such as forklifts, racks, rack construction, bulk consumables, bulk electronic equipment) and handle procurement negotiations and contract signing.
- Insurance Management : Oversee the procurement and implementation of warehouse General Liability insurance, including renewal, cancellation, changes, new purchases, claims, and coverage rates. Develop and maintain supplier relationships, draft risk control plans, and enable insurance support.
- Market Insight : Collect and organize industry market business information, including macroeconomic conditions, market and industry trends, warehouse vacancy rates, rental levels, and industry transaction levels. Regularly analyze market conditions and produce analysis reports.
