Job Description
We're hiring a Construction Manager (Tenant Buildout) to join our Tenant Coordination team. In this role, you'll need office construction experience, supporting the management of general contractors, consultants, and internal teams to drive projects to completion on time and within budget. This role will be a 'boots on the ground' in the field position where you’ll play a key role in maintaining high standards of quality and safety throughout each project. Key Responsibilities
- Planning, coordinating and managing all phases of construction projects, including project initiation, planning, execution, monitoring and closeout
- Coordinating tasks with contractors, vendors and staff on different sites to ensure uniformity upon project completion
- Review Tenant construction plans and work with internal team members and external construction teams to provide comments and/or approval
- Managing both internal and external risks within the project’s lifetime
- Attend pre-construction meetings with Tenants and perform site visits during all phases of construction as needed
- Establishing project objectives, scope and deliverables in collaboration with stakeholders and ensuring alignment with client requirements
- Collaborating with architects, engineers, contractors and subcontractors to monitor construction progress, resolve issues and ensure compliance with specifications and quality standards
- Develop comprehensive project plans, including timelines, resource allocations and procurement strategies
- Review and approve construction documents for constructability, value engineering opportunities, and compliance with proffers, ensuring they align with project objectives
- Oversee the administration of contracts, secure necessary permits, and coordinate inspections to ensure compliance with legal and regulatory standards
- Manage Requests for Information (RFIs), Architect’s Supplemental Instructions (ASIs), shop drawings, and change orders, ensuring all documentation is accurate, timely, and properly logged
- Provide leadership and guidance to the project team, fostering a collaborative and high-performance work environment
- Track and report on the project's progress, budget, and schedule to senior management, flagging any potential issues and recommending solutions
- Oversee on-site activities to ensure that safety standards are adhered to, and that productivity meets expectations. Address any issues promptly in coordination with safety officers and the construction team
- Identify opportunities for improvement in project management processes, driving innovations that enhance efficiency, quality, and team performance
- Perform other duties as required to support the overall success of the project and company objectives
Skills, Knowledge and Expertise
- Bachelor’s degree in construction management, real estate or related field preferred
- Minimum of at least 5 years’ experience as real estate/office building/retail construction experience
- Possesses knowledge of construction technologies and job site management
- Relevant professional certification in project management or construction management, like Project Management Professional (PMP) or LEED certification
- Knowledge of local construction regulations, permits and approval processes
- Experience with construction contract negotiations and claims management
- Familiarity with lean construction principles and methodologies
- Must have a positive, can-do attitude and be able to fuel growth and innovation
